Dear Esteemed Management Team,
We, the undersigned investors of Yas Beach Residence, write to you with utmost concern and urgency. Our financial stakes, aspirations, and trust are deeply vested in the success of this ambitious development. However, the current state of affairs has left us disheartened, anxious, and compelled to seek immediate action.
1. Project Delays and Transparency:
We acknowledge that large-scale construction projects can encounter unforeseen challenges. Nevertheless, the lack of transparency regarding the specific issues causing delays is both disconcerting and detrimental.
As investors, we demand a comprehensive account of the obstacles faced by the project. We seek clarity on the following critical points:
Contractor Challenges: What precisely are the issues with the current contractors? Are there contractual disputes, financial constraints, or technical hurdles? We require a detailed assessment.
Communication Breakdown: Why has information flow to investors been inadequate? Transparency is not a mere courtesy; it is our fundamental right. We insist on regular, substantive updates.
Mitigation Strategies: What concrete steps are being taken to address the delays? We need assurance that every effort is being made to expedite progress and safeguard our investments.
2. Revised Completion Date:
The original completion date of Q4 2025 was a beacon of hope for us—a promise of a vibrant community rising from the sands. However, recent developments have shattered that optimism.
We implore you to provide a realistic and precise revised completion date. Our financial planning, commitments, and expectations hinge on this crucial information. Transparency in this matter is non-negotiable.
Furthermore, we seek details on the measures being implemented to ensure adherence to the new timeline. Accountability rests squarely on your shoulders.
3. Legal Obligations and Investor Rights:
Under Abu Dhabi and Federal law, both you and the management team bear legal responsibilities toward investors. These obligations extend beyond mere fiduciary duty; they encompass ethical stewardship.
We remind you that our investments represent hard-earned savings, retirement funds, and dreams of a better future. We deserve respect, transparency, and unwavering commitment to our collective well-being.
Immediate Action Required:
We set a deadline of 30 days for your response. During this period, we expect the following:
A comprehensive report on the project’s status, including challenges, solutions, and revised timelines.
A commitment to regular updates moving forward. Silence is not an option.
A strategic plan to address investor concerns and restore confidence.
Should our reasonable requests go unanswered, we will explore all available avenues:
Legal Recourse: As a collective, we will seek legal guidance to protect our rights and interests. Our resolve is unwavering.
Conclusion:
Yas Beach Residence embodies more than bricks and mortar; it symbolizes our shared vision—a testament to collaboration, innovation, and prosperity.
However, we cannot remain passive observers while our investments languish. We urge you to act swiftly, transparently, and with unwavering commitment to our collective success.
Thank you for your attention to this critical matter. We await your prompt response—a response that echoes the gravity of our concerns.
Sincerely,
The Concerned Investors of Yas Beach Residence

I feel like I am constantly refreshing my inbox waiting for any scrap of news from management but it is just silence on their end which honestly tells me plenty about how they view our investments. I have been spending my nights drafting follow up emails that probably just get deleted immediately and it is so frustrating because we deserve to know why the site has been quiet for so long.
January 23, 2025
I honestly cannot believe how quickly this is taking off and it really shows just how many of us are sitting here staring at our contracts wondering where all the answers went. It is honestly so validating to see everyone feeling the same frustration because I was starting to think I was the only one losing sleep over these construction updates that never actually say anything new.

This needs to be amended, the original completion date was Q4 2023, delayed to Q4 2024 and now it is Q4 2025. They haven't event build the first floor so I doubt they will complete this project by Q4 2025. Also, the lies for example initially it was sold as having access to the beach but the beach club opposite is private and requires a fee to enter, therefore not having access to the club. I spoke to people at the Yas Beach Club and they said that usually residents who purchase from new get first years access, therefore this isn't an offer exclusive to Yas Beach Residence, however Saidah lied giving the impression the owners of property in YBR have free access to the beach with no time limit.
We need more information please !!! We are leaving in France and we don’t see any progress !!! We have paid our appartement to be ready in 2022 !!!!!
Yes. I believe everyone in this petition paid upfront but these people are thugs and need action for any movement. Read my comments and proceed with the complaint filings with the steps explained
Have you received any update yet?
Have you reached out to them and what was their comment or update ?
Hi All investors on Yas Beach Residence. I am an investor in this property, citizen of United States, residing in US and a business owner and avid investor. I believe that we all should gather proper documentations and reach out to the authorities monitoring Siadah Developers and should file an official case with the municipality, Judicial System and RERA Abu Dhabi. I sincerely believe these thugs will not be completing anytime soon and unless this is not heard by the proper authorities then this will not move any forward. I have already attempted step 1 and initiated step 2. filed with the Municipality and now step 3 have proceeded to file with the judicial court. I would advise everyone to follow the below instructions. 1. Contact the Developer Directly • Start by addressing your concerns directly with the builder. • Keep all communication in writing (emails, letters) for documentation. 2. File a Complaint with the Department of Municipalities and Transport (DMT) • The Abu Dhabi Department of Municipalities and Transport (DMT) regulates real estate activities in Abu Dhabi. • You can file a complaint through their online portal or by visiting their office. • Website: www.dmt.gov.ae • Attach supporting documents such as your contract, proof of payments, and all correspondence with the developer. 3. Reach Out to the Real Estate Regulatory Authority (RERA Abu Dhabi) • Abu Dhabi also has regulatory authorities under the DMT to address property disputes. • Submit your complaint along with necessary evidence. 4. File a Case at the Abu Dhabi Judicial Department • If the above steps do not resolve the issue, you can file a case at the Abu Dhabi Judicial Department (ADJD). • Website: www.adjd.gov.ae • You may need a local lawyer to represent you. 5. Approach Consumer Protection Department • You can also file a complaint with the Consumer Protection Department under the Ministry of Economy. • Website: www.economy.ae 6.
I have no place to live as you have delayed the building and the handover . You are responsible for this . You need to find me a new place to live until you finish the project.
