
EDMONTON COMMUNITIES AGAINST EXCESSIVE DENSIFICATION


Petition to Stop the Multi-Family Housing Development in Woodvale
To: City of Edmonton Planning and Development Department
We, the undersigned residents of the City of Edmonton, strongly oppose the proposed multi-family housing development on the corner of a cul-de-sac within our mature and established neighborhood. While we recognize the City of Edmonton’s recent bylaw changes allowing for increased density, we believe this development is inappropriate for our community for the following reasons:
- Increased Congestion and Parking Issues – The proposed development does not require the builders to provide additional parking, which will result in an overflow of vehicles onto already congested residential streets. Given this development is on a cul-de-sac, this will make parking difficult for current residents and their visitors, worsening an already problematic situation.
- Traffic and Safety Concerns – Our neighborhood is already struggling with increased congestion due to the newly constructed LRT line. The addition of a high-density development will only exacerbate existing traffic delays and make it more difficult for residents to exit the neighborhood safely, particularly during peak hours.
- Loss of Privacy and Community Character – The proposed structure will overshadow adjacent properties, significantly reducing privacy for several homes that back onto the lot. This will negatively impact the quiet, family-oriented character that makes our neighborhood a desirable place to live.
- Strain on Infrastructure – The current roadway infrastructure was not designed to accommodate the increased traffic load that this development will bring. Without proper upgrades and planning, this will lead to further congestion, safety hazards, and deterioration of our roads. Greenview has experienced numerous sewer and drainage issues with multiple homes being damaged in the area. The neighborhood is concerned of the additional strain 10 units will burden an already defective system.
- Lack of Public Engagement – Despite the city’s policy changes, residents’ voices and concerns have been neglected in the planning process. The city must ensure meaningful engagement with the community before allowing such developments that have long-term consequences for existing homeowners.
- Density at Capacity: Mill Woods already has density levels which put strain on our capacity, and the application process should place greater emphasis on merit and impact. Each development should be evaluated individually and objectively, considering its specific effects on the community.
We urge the City of Edmonton to reconsider this project and work with residents to find a more suitable solution that maintains the integrity of our neighborhood. We call for immediate action to halt this development until a thorough review, including resident consultations, has been conducted.
By signing this petition, we express our strong opposition to this development and demand that the City of Edmonton uphold the interests of the Woodvale community.
