Ryland Homes under the name Stony Creek Overlook Developer, LLC has requested that the City of Noblesville re-zone the Gatewood property on 166th Street just East of Union Chapel. This property sits immediately West of the Stony Creek Golf Course. It is currently zoned R-1, the most restrictive residential zone. Ryland Homes wants to have this parcel "Spot zoned" to an R-4 which is a high density zone. Ryland plans to construct 44 duplex units on this small parcel of ground. This parcel is 22 acres but 11 of it is flood plain and cannot be utilized. This will be a high density zero lot-line development set in the middle of an R-1 zone right on the beautiful and environmentally sensitive Stony Creek. If precedent is set through this spot zoning request, high density developers will snatch up all of the land around it and destroy a natural treasure. The forest would be destroyed and the green space turned to rooftops and blacktop. There are zoned communities for this type of development within a couple of blocks of this parcel. This development doesn't belong here. We ask you to sign our petition and tell the Plan Commission and the City Council of Noblesville to reject this request. This property can be developed responsibly under the current zoning plan and we simply ask our city leader to stick to the plan.
