The owners of the land at 315 Torbay Road, St. John's, NL (across from theGleneyre Street/Torbay Road intersection) have proposed to build a six-storey, 88-unit condominium building on the land that is currently a greenbelt. This land is currently zoned R1 as residential property, therefore they are applying to rezone this land as an A2 zone (Apartment Medium Density).


This land backs onto the trail that connects Torbay Road to the Spruce Meadows Park and also backs onto the homes on Stirling Crescent. This trail is used by day camp groups for children to visit the Spruce Meadows park, along with children of the residential areas.


Besides the noise and dirt that comes with new commercial construction, after construction, this building will block sunlight from the neighbouring homes, increase noise levels with condo traffic, parking garages, and commercial equipment needed for a commercial building; increase traffic on Torbay Road, eliminate the privacy the greenbelt provides for the homeowners on Stirling Crescent, provide excessive commercial outdoor lighting that will shine on residential neighbours during all night hours and disturb the animals living in the greenbelt.
