Veto the Permanent $80 HOA Assessment Increase
We, the members of the HOA, are exercising our right under Illinois law to veto the approved increase in annual assessments from $220 to $300 an $80 increase in one calendar year which many homeowners believe is excessive. While homeowners understand that additional funds are needed this year, including a $5,000 landscaping increase to properly maintain a vital area of the subdivision that was neglected last year (approximately $30 per homeowner), concerns remain about making the full $80 increase permanent. Homeowners were also informed that $35 per member is required for a one-time audit this year, yet the assessment was increased to $300 on an ongoing basis rather than addressed through a temporary increase or special assessment. Many members support reasonable alternatives, such as maintaining $265 as the ongoing assessment needed to balance the budget, with the understanding that this year’s additional costs including the landscaping increase and the one time audit can be handled separately or temporarily.
By signing this petition, homeowners are casting a vote to veto the permanent $80 increase to $300. Illinois HOA statutes allow the approved budget to be vetoed when at least 20% of members (55 homeowners in our case) sign within 21 days of the Budget Meeting held on December 17, 2025. Budget Clarification (For Transparency)
The current annual assessment is $220. Homeowners understand and support a permanent increase to $265, which includes a $30 per homeowner increase for landscaping (totaling approximately $5,370, reflecting the landscaper’s $5,000 increase) and a $15 per homeowner increase to fund the reserve (totaling approximately $2,685). The remaining increase to $300 reflects temporary, one time costs such as the audit which homeowners believe should not be included in a permanent assessment increase.
