This correspondence addresses several critical issues related to our management practices that require immediate attention and action.

Firstly, the inconsistency in operating hours has led to premature closures, causing confusion and frustration among tenants. This limitation on accessibility, especially when staff resources are available, must be seriously considered. We need to improve our responsiveness to tenant inquiries and enhance the professionalism of our communications to foster trust within our resident community.

Additionally, many tenants have expressed concerns about the lack of information regarding their lease agreements. A key issue is the insufficient communication about annual rent increases, which typically fluctuate between 5% and 8% until rents align with current market conditions. This information must be communicated clearly and promptly.

Furthermore, the management of security deposits is another area of concern. Tenants need to be fully informed about their deposits, as this significantly contributes to their sense of security and value within their living arrangements.

It is also troubling that rent increases have been implemented without corresponding repairs to individual apartments and communal areas. Tenants deserve a living environment that reflects their financial investments, and we are responsible for taking the necessary actions to meet their expectations.

I want to emphasize management's legal obligations regarding security deposits. Management is required to provide documentation within 30 days of a tenant’s move-in date. Moreover, upon a tenant vacating the premises, the security deposit must be returned within 30 days, along with a detailed accounting of any deductions and supporting documentation. Adhering strictly to these legal requirements is crucial for maintaining our institutional integrity and mitigating potential disputes.

Additionally, several tenants have sought assistance through the RAFT program, with many requests remaining unaddressed. This is unacceptable. It is imperative that management responds promptly and provides all necessary documentation to support our tenants effectively.

Lastly, management advised that parking permits were to begin being distributed following the New Year to monitor the parking lots properly; however, this has yet to happen. Many tenants are experiencing difficulties finding parking at night due to the presence of tenant guests or unmarked vehicles.

Addressing these matters promptly will not only improve management's relationships with tenants but will also help create a more positive living environment. I strongly advocate for immediate action to reaffirm our commitment to supporting and respecting our tenants. Thank you for considering these significant issues.
