Petition to Remove and Reform the Property Owners Association of Sierra Vista Subdivision (Iowa Colony / Rosharon, TX)
To:
Land Tejas Developers, the Sierra Vista POA Board, and relevant governing bodies overseeing homeowner association practices in Texas
We, the undersigned residents and stakeholders of the Sierra Vista Subdivision, are demanding immediate and transparent action regarding the mismanagement, excessive fees, and exploitative practices of our current Property Owners Association (POA).
Our Community, Our Amenities — Not Their Profit
Sierra Vista homeowners pay substantial HOA fees with the understanding that these funds contribute to maintaining and enhancing our community — not to pad the pockets of an overreaching POA.
Yet, the current fee structure for using community amenities — amenities that our HOA dues already helped build — is not only excessive, it’s outright disrespectful to the people who live here:
Absurd Rental Fees:
- $550 just to rent the Meeting/Event Room (60-person max).
- $1,500 to add the Back Patio (no pool access).
- $2,000 for the indoor space + patio (still with NO pool access).
-$600 to rent the Back Patio with pool access for just 3 hours — plus a $300–$500 security deposit, wristband requirements, and strict adult supervision rules.
- $200 per cabana (3-hour rental) with $150 deposit per cabana— again, paid access to something built with homeowner funds.
These fees are excessive, especially considering that:
- We, the residents, already paid into these facilities through high HOA fees.
- These prices do not reflect community access, but a profit-driven, rental-style model more suited to a private venue.
- Strict rules (wristbands, adult-to-minor ratios, no alcohol) compound the frustration, treating residents like renters rather than rightful community members.
High HOA Fees, Low Return
Sierra Vista homeowners are paying HOA fees that rival — and in some cases exceed — those of other comparable communities in the area. And yet, we have significantly less to show for it. Many of us feel that our HOA dollars are not being reinvested into meaningful improvements or community services. Common areas often lack maintenance or updates, and resident access to amenities feels more restricted than welcomed. Compared to nearby neighborhoods, Sierra Vista appears to deliver less value in return for higher dues, leading many to question where our money is actually going. We believe our HOA dues should foster community, not fund barriers between residents and the amenities we paid to build.
Questionable Financial Priorities:
Residents are also deeply concerned about the so-called "Adopt-a-School" fund. Despite being framed as a community benefit:
- The POA has not provided transparent accounting for how these funds are collected, managed, or distributed.
- Reports indicate that little to no funding has reached schools actually located in or near our neighborhood.
- This raises serious questions of mismanagement and a lack of alignment with the community’s needs and priorities.
What We Demand:
1. An immediate audit and public financial disclosure of all POA funds, including amenity fee revenue and the Adopt-a-School fund.
2. Reform of the amenity fee structure to reflect reasonable, resident-friendly pricing that honors the fact that we already fund these amenities through our dues.
3. A full review of POA leadership, with a path to remove and replace board members who fail to act in the best interest of the community.
4. Community-first rules and access, not revenue-first restrictions.
We’ve Had Enough.
This POA has lost the trust of its residents. We are calling for change — not tomorrow, but now. If you believe in fair treatment, transparency, and a POA that actually serves its residents, we urge you to add your name to this petition.
