Bryan, you have commented several times on the other petition. I have asked several questions there in order to get the facts. I will repeat a few of my questions here. What if any affiliation do you have with Jim Strode or Strode Properties? Does the revised 99 feet mean 99 or should additional feet be added to that based on Jim Strode's comments in the 7/12 meeting that 114 feet really is 120 feet based on how they are required to measure? (Current zoning for 0- is 60 feet, current Chase building is 72 feet, Strode os asking for 30 feet more) What guarantee does the community have that these revisions will be met? Have these revisions been formally presented to the city? For full disclaimer, I will post your response or non response to these questions on other social media. UP residents are attempting to seek a mutually beneficial project to the Chase building eyesore. We need a project that is neighborhood friendly. Please respond with answers to these questions,

This is a very positive direction for Snider Plaza and the Park Cities. The abandoned Chase Building is an eyesore. Kudos for more parking places for Snider Plaza. This project is a welcome addition. Strode Properties has bent over backwards to cooperate with neighbors and the city. P.S. I disagree with John Burkhart. It would be very odd and misleading if this development matched SMU. That's across the street! Blending with Snider Plaza is the important thing.

Question: This proposed building directly offsets SMU, a major national university, that has set a tone for the aesthetic and scale of the non-residential section of the neighborhood. How tall, in general, are the buildings on SMU's primary campus west of I-75? Have considered a design that would blend in with the buildings across the street at SMU more? I know the other commercial buildings north and south of the proposed site are not remotely consistent in design or particularly attractive on average, but they are also much smaller and not exactly a high bar to clear for a major new development.

I support the Park Plaza redevelopment as described and approved by the City of University Park including the refinements of Strode Property, the developer.

I support the new proposed design for these reasons:
Current property has been an empty eye soar for far too long
Proposed project places unsightly high lines under ground
Proposed project creates some green spaces
Proposed project plants trees
Proposed project is designed to flow beautifully with the mixed architectural styles that we currently have in UP (traditional, transitional and contemporary
Contemporary/transitional has been the dominant architectural style for approximately 7 years now in UP
Proposed property creates walk ability
In my opinion, the new structure would increase the value of the few homes that are across the street
I urge UP City Council members to vote with the majority of UP citizens' best interest in mind

This is good movement, but still not a good deal for our city. Thousands of new car trips per day matter, so an independent traffic study and dialogue regarding the impact on carpools and school children safety is needed. Clear, meaningful commitments (not vague promises) regarding parking are needed. For example, where will Snider Plaza merchant employees park and can they afford it? Precedent on the size of this building is important for all future developments on Hillcrest and within Snider Plaza. Lastly, can a deal be done with the $15 million now being held by the city to gain some green space? (University "Park"? Think Clyde Warren, not NorthPark Mall.) Technology is great, but personal dialogue and negotiations among the developer, city officials and neighbors would likely be more productive.

This development is sorely needed. The current building has been in a dilapidated condition way too long and needs to be replaced. There is no better developer than Strode Property Company. The Strodes are long-time residents of the Park Cities and will do a great job.
