I found a demographic snapshot ( from a Commercial real estate company) from a shopping center close by in Sylmar:
Population - 1 mile = 36,334 2 miles = 147,381 5 miles = 293,079
Aver. Household income - 1 mile = $66,812 2 miles = $66,314 5 miles = $72,80
Average Daily Traffic: Foothill & Hubbard: 48,868 ADT & 210 Freeway : 83,200 ADT

My parents have driven for years to Granada Hills to Trader Joes. They are in their 80's and difficult to drive very far. Please come to Sylmar.
