This is great for my neighborhood as it allows for increased affordability and density without changing the unique charm of Shelby Hills!

I live in the affected area and think its a great thing for my neighborhood and for Nashville as a whole. This is one of the few mechanisms the city has to allow the private real estate market create more affordability while preserving and strengthening the character of my neighborhood.

Here are all the details: Shelby Hills DADU Overlay – 2015Z-044PR-001 MPC PH – 6/25/15 Council PH – 7/7/15 Councilman Peter Westerholm: DADU Overlay Fact Sheet (SUMMARY only – not the full text from the Zoning Code) BL2015-1120  Base zoning remains  Allows detached accessory dwelling units (DADU)  Only allowed on lots that have an improved alley OR located within a historic overlay district OR over 15,000 square feet. Setbacks & Location  Setbacks shall meet the standards of 17.12.040.E for accessory buildings  May only be located behind the principal structure Ownership  No more than 1 DADU permitted on a single-lot in conjunction with principal structure  CANNOT be divided from the property ownership of the principal dwelling  1 of the 2 dwellings shall be owner occupied Driveway Access  If no alley, no more than 1 curb-cut from the street to serve both the principal & DADU  On lots with alley access, no new curb cuts shall be provided from public streets. Any new access must be from the alley  Parking accessed from any public street shall be limited to 1 driveway for the lot with a max width of 12 feet Bulk & Massing  Living space shall not exceed 700 square feet  Height shall not exceed the height of the principal structure, as measured to the eave line (max eave height: 1-story-10 feet; 2-story-17 feet)  The roof ridge line of the DADU must be less than the primary structure and shall not exceed 27 feet in height Design Standards  DADU shall be of similar style, design, and material color as used for the principal structure and shall use similar architectural characteristics, including roof form and pitch  May have dormers that relate to the style and proportion of windows on the DADU and shall be subordinate to the roofslope by covering no more than 50% of the roof  If in a historic district, shall comply with the regulations and guidelines of the applicable historic overlay

My property is included in this overlay and I fully support this proposal.
