We, the undersigned, express our concern with the 1309-1315 PUD and urge Aria Development Group to identify solutions that will maintain the investment value of neighboring properties, and uphold the quality of life of nearby owners and residents.

Furthermore, we express concern that the variances obtained during the PUD process reflect misleading information regarding the relationship of the PUD mass to nearby properties, and that opportunistic stakeholder outreach by Aria resulted in a design with disproportionately adverse impacts for the Majestic.

Our continuing concerns include:

  • Maintenance of alley accessibility and safety
  • Reduction of the PUD’s rear set-back, with concomitant privacy and noise pollution concerns
  • Reduction of sunlight and loss of other ecosystem services currently provided by the alley space and rear lot of 1315 Clifton
  • Infrastructure loads

We support the continued revitalization of the housing stock in the neighborhood, and recognize that development has the potential to elevate the neighborhood and its residents. However, we urge Aria to work with the Majestic board and city officials to build a development that truly complements the block, instead of compromising the homes and quality of life of Majestic owners and other neighbors who have invested in this neighborhood for years.

Ridiculous to ignore the light and privacy issues. Fix the design before you ruin the neighborhood for everyone else.

The scale of this project is just way too big for our block. We need to actually protect the people who have lived here for years instead of just letting developers do whatever they want.
