Stop the NBP Proposed Hazards and Comprehensive Zoning By-Laws

We are the proud owners of a small little cabin in the Northern Bruce Peninsula. 5 family members (2 parents, children 12,10,4 ) enjoying vacationing in the back to basics way on Lake Huron. No jets skis, only paddles. No extravagance just nature. We respect what we have. I see on the Interactive Northern Bruce Penn By Law map my little property has most of it labelled as EH. I oppose this labelling. We purchased just over 5 years ago. A small starter property, one that our young family could afford. This property was sold to us legally and we assume in good faith. We hired a lawyer, there was a local Norther Bruce realtor involved, the usual checks on liens and property lines were performed. No flags were raised. We have been paying our taxes. A local bank in Lions Head approved our mortgage, it was recommended we use a local bank from the Bruce as they understood rural cottage properties better than the city locations. We brought our mortgage and business to the Bruce. Again in good faith we thought we purchased a sound investment. We aren't greedy we don't expect values to double, but we did expect for our property to remain usable as livable residential land. I request that the label of Environmental Hazard be permanently removed from our property. To label it as so devalues our investment so drastically , it changes the original use of our property and without compensation. If there are ways for my already environmentally aware family to protect the land and waterways please inform us. Educate our neighbours. We all can do better I am sure. Remove any road blocks in the labelling of our land that would impact the ability for future sale, the ability for next owners to obtain an insurance and mortgage.

The proposed zoning bylaw has destroyed my enjoyment, investment and livelihood on the Bruce Peninsula. My properties are now worthless and I will most likely never get my investment back. I don’t understand how a municipality can legally do this to people. There is virtually nowhere that is untouched by this draconian piece of legislation. I hope the upcoming election kicks the entire council out.

We were made aware of the Zoning BY-Law and Hazard Mapping proposed changes by our neighbour. We live in London and so were not in the loop to get notified. We sent a letter of objections as soon as we were made aware of the changes proposed. We attended the meeting in September and felt assured that council would listen to all the concerned owners that were allowed in. As I stated , we live in London and so could not attend the other meetings conveniently held in the winter, when most of the owners are not there. We will not vote for anyone on this present council in the next election. We do not know what their ulterior motives are, but we can only speculate. Charlotte Loeffler 1038 Dorcas bay rd

I cannot believe that we have to petition even after attending the September meeting in person in 2017. It is incredible that Northern Bruce council has not recognized the amount of opposition to this legislation. Again stop the section re EH red lines, black lines and any changes that will affect our properties on the Bruce.

I have previously informed you of my objections and the reasons. Please do not pass the sections pertaining to EH PSW.

During the Dec 2 meeting properties located in an EH zone were removed from that Zone by the stroke of a pen by Jack Van Dorp. Which leads me to the conclusion that the data, on which this By-Law is based is very sketchy. I also object to a city slicker trying to influence what is clearly a rural issue especially to suggest that the property owners are bad stewards of their properties. I bought property on the Bruce because of its beauty which is being eroded by the tremendous increase in visitor traffic.. I took the time to investigate the accuracy of height determination from aerial photographs. Its terrible. If our council has the best interest of the voting property owners in mind they have no choice but to reject this attempt of controlling our lives based on fictitious data.

Stop the NBP proposed hazards and comprehensive.

It is inconceivable that anyone could push a piece of legislation through while confirming that it is based on (measurement) system inaccuracies. Applying a 49 foot horizontal setback without regard for elevation is simply asinine and they should be emabrassed. Council should realize that they are dealing with issues far beyond their area of expertise and acknowledge that by writing off the >30, 000.00 for the assessment and start over. They will not be involved in further designs since it is an election year.

We have not been informed in writing how this proposed change will affect our land . Our plan is to build in the future. This change does not allow us the space to build on our back property. It may not be enough now to put in septic and build on our front property. We were informed that we had ample space to build when we purchased the land.You are completely devastating our plan and future property value. Our land be worthless to us if this proposed zoning change happens. Please don’t kill our future.

Stop your undemocratic attempt to place restrictions on the properties owned and paid for by residents of Northern Bruce. Do not proceed any further with these changes until such time as all property owners have been properly notified in the tax bills you are hoping to collect.
