We, the undersigned, oppose the zoning change request and the new development of a large, 4 story medical building to be located at 1842-58 W Webster/2200-2242 N Lister Ave (Old Emissions lot). We would like to request that the zoning change NOT be approved OR that the medical building not be allowed to be built on this property, due to reasons listed below.

-Increased traffic in the area due to the new medical building. Webster already gets really backed up as is, this would make it worse

-Parking issues due to the new building. We understand that there are 185 spots on site, but will probably overflow onto Webster and Lister and parking is already very difficult from 9am-6pm Monday-Friday as there are many businesses in the area who already park on our street since parking on Elston and Webster is limited

-Increased traffic on Lister Ave. The street is already very narrow with parking on both sides, so this will slow down traffic flow (plans show one Entrance on Lister on south end of property and one Entrance/Exit on lister at North end of property, plus one Entrance and one Entrance/Exit each on Webster Ave)

-Loss of Natural light for all residential units directly across the street from new proposed development as new development is proposed to be 75 ft and 4 stories tall

-If there is extreme external lighting/signage on at the building 24/7, it would be disruptive at night to those living across the street (2221 N Lister, 2231 N Lister, 2235 N Lister, 2239 N Lister and 2243 N Lister)

-Loss of view from proposed development

-Property value decrease from proposed development

-Community eyesore. This structure looks like it belongs in the suburbs

-A type of structure this large, that will bring in the amount of people it's designed to bring in, should be located on a much larger street (such as Elston). This is a small, quiet, residential street where people enjoy living without all the extra traffic and noise that this new development would bring
