Tenancy Law & Housing Act was put in place to protect tenants but in reality the landlord has the upper hand at all times. For instance by law landlords now have to secure the tenancy deposit in one of 3 government approved schemes, they have 30 days to supply scheme details to the tenant otherwise the tenant can take the landlord to court.... Firstly the tenant has to hand over the money then take the landlord to court, all the landlord has to do if a tenant refuses to hand over the bond is evict them... Its a sad fact that because of the housing crisis tenants are totally dis-empowered, most are just grateful for a roof over their heads and wont "rock the boat"... This allows landlords a whole raft of power, they can put unfair terms into contracts, threaten their tenants, keep the bond, not supply an energy performance certificate, not carry out repairs and any tenant who dares question them is out on their ear. Realistically tenants remain unprotected by the law. This is what happened to me.... After I moved in I was presented with a Tenancy Agreement with handwritten rules all over it, I was told by the landlady she would keep the bond and didnt bother with tenancy deposit schemes because if she had trouble with any tenants she just got the heavies in and she would rather burn the house down than be taken to court by tenants.... I smiled as I thought she was joking but she stated that she had had to do it in the past.. I was shocked and trapped as already moved in. Since then repairs to guttering, back boiler and sanitary fittings have not been done. Environmental Health sent them a warning letter and two days later I got a section 21 possession order telling me to get out. Tenants are powerless to do anything about their bad landlords who break the law this is wrong. So come the end of August myself and my two children will be made homeless...Sometimes its easier to turn a blind eye to the wrong things that people do but then you reach a point in your life when you realise that unless somebody somewhere stands up and says “ NO” then the wrongs will continue for the next person. Please help to change the law to stop this happening to anybody else
