
Stop the Genesis RV Park from breaking ground in Nob Hill


We, the undersigned residents and concerned citizens of Nob Hill and the surrounding areas of Washington County, Arkansas, respectfully petition the Washington County Planning Board and relevant authorities to deny approval of the proposed Genesis RV Park development currently under review.
Our opposition is based on the following significant concerns:
1. Environmental and Ecological Impact
• The proposed development lies within a sensitive watershed area connected to Beaver Lake, a critical source of drinking water.
• Deforestation, increased runoff, and pollution from RV waste systems could threaten the integrity of the local environment and water quality.
• Local wildlife habitats may be irreversibly damaged by clearing land and increased human activity.
2. Public Safety Risks
• Rural roads in Nob Hill are not designed to handle large volumes of traffic or large RV units, creating serious safety risks for residents and visitors.
• Fire risk is elevated in this wooded area, especially during dry seasons. The development could strain emergency services that already have limited rural reach.
• Lack of nearby fire hydrants or consistent water pressure is a major concern in case of emergencies.
3. Infrastructure Overload
• The area lacks the infrastructure to support large-scale, short-term occupancy such as a high-density RV park.
• Potential strain on sewage, water, and electrical systems may lead to overflows, outages, or expensive upgrades—costs that may fall on taxpayers.
4. Zoning and Community Character
• The proposed development is not in harmony with the rural, agricultural, and residential nature of Nob Hill.
• An RV park of this scale could lead to noise pollution, light pollution, and a transient population, changing the character of our quiet, close-knit community.
• This sets a dangerous precedent for similar commercial ventures in unincorporated rural zones.
We, the undersigned, urge the Washington County Planning Board and all relevant departments to:
• Reject the Genesis RV Park development proposal;
• Conduct an environmental impact assessment; and
• Prioritize the voice and well-being of local residents in all land use decisions.
