Stop the $7 million PMC Clubhouse Project

stupid expense considering the nature of our village and the competition expected new towns at Teyon ranch.

Raising the HOA fees to support the new clubhouse is a bad idea. This will make it necessary for a number of PMC residents to sell their property, because they can't afford the high fees. Our property values will go down, because fewer people will want to buy a home here. Therefore, the PMC/POA will end up with less money to support the village. Residents will have to foreclose on their property, which will mean less money for the association. Repair the existing clubhouse for handicapped access, install a new roof, remodel the kitchen in the PP, fix the wiring and the plumbing. Please get an estimate on the cost and report to the residents.

What I find MOST disturbing about the club house situation is that the BOD is OK with spending 7 mil and increasing association fees by $600 a year without asking the membership for approval. I cannot even find the words to express how disgusting and irresponsible I find that realization to be.

I've lived here for 11 years and other than the Day Fire meetings I go to the clubhouse window once a year to pay my assessment, which by the way is already too high for what the membership receives!

No, we do not want nor can we afford assessment fees that are bound to skyrocket with a project such as this!

Fix the restrooms/make the ADA compliant upgrades... keep it simple and affordable. There will be a lot more underlying expenses that have not been discussed if the $7 million project goes through... like a whopping supplemental tax bill when the property gets reassessed due to the improvements made. Who wants to pay that? And, we still don't know how much the post office is gonna cost us.

Not in favor of this monstrosity - fiscally irresponsible project. Personally I like the homey feel of the clubhouse the way it is - I understand we do need to update the bathrooms to be ADA compliant - I am in favor of that. I am not in favor of taking a loan to do it.

We don't want a $7 - $12 million dollar renovated clubhouse. We are only asking for a year round indoor pool and a juccuzi. A renovated clubhouse definately will not raise property values. This clubhouse is for the elite 1% that uses facilities such as horse stables, golf course, and Bistro, and does not reflect the vast majority of the community. Replace the Bistro with a real sandwich shop.

We are in the mountains, no need for this, I'm not excited about the way the plans look anyway.

This is a case of "Build it and they will come", You don't build some thing like this and hope it will generate business / more visitors, home buyers. You need to take care of what you have. As the need arises then you take care of it. Unless you have the money for it , it shouldn't happen. It needs to fit the budget that is already in place.

I hardly use the existing clubhouse. This is an expense that is completely unnecessary. Nope!

I believe the board should concentrate on making PMC livable for all. In my opinion, this means lower HOA fees overall , especially for empty lots and individuals with multiple properties, cutting the fat that is already in place, and privatizing losing businesses. Expansion is basically putting the cart before the horse and won't benefit the vast majority of homeowners.

This is a major disaster waiting to happen. The arguments from the board are sugar coated to make the proposal look good, but in the end fiscal irresponsible. It is not just the cost of the building, but earthquake and fire insurance, higher property tax, higher liability insurance, more staffing where we already are over bloated in staffing, more maintenance crew, a bigger restaurant that will only cost a bigger loss than we have now (-$235,000) a bigger bar that is already losing money. In the end, the assessment fees will go thru the roof.

Many people are struggle to pay the ever increasing HOA fees as it is (especially those on fixed incomes). The clubhouse has a consistent history of running all the business enterprises they mange at a loss, usually massive losses each month. To add new and expensive facilities means those loses will be greatly magnified. The bill will be paid primarily by those folks that don't use those facilities or maybe only very occasionally. This is likely to polarize the community in a detrimental way. I can see this effecting the mood and and therefore the general health and sense of well being of the community as a whole. This is a disaster waiting to happen on so many levels.
