STOP DEVELOPMENT Oppose plat proposal on Manitou Beach

Stop this development from happening

We cannot afford to ignore environmental regulations and our COBI Management Plan. Think 7 generations ahead.

We don't need ANY new developments on Bainbridge Island. The population has tripled since I came in l982 and we don't need MORE!

This plan goes against the COBI shoreline Management Plan to protect our ecosystem and Should not be approved.

Plans like this ignore the carefully crafted laws and language designed to protect the ecosystems of the island, shoreline and sound. Please pay attention to the land and the community's decisions.

If this proposal does not comply with the shoreline management plan, a loophole should not be used to circumvent it. The waters of Puget Sound will keep rising, that's just a fact, and it seems illogical to add polluted run off directly into the Sound. It definitely does nothing to increase affordable rental housing, which is needed much more than single family housing.

I strongly object to the proposal for a short plat on PLN 50124/SDDP. This is an historic field, a geologic hazard area, with an inadequate drainage system.The plan goes against the COBI shoreline Management Plan to protect our ecosystem and Should not be approved. Thank you, Marjorie Rubin

The SMP is clear that the island must maintain a not net loss of our environmental habitat. The eel grass bed in Murden Cove is a special habitat. It provides needed resource in cleaning the near shore water and providing a vital nursery for fish. Given the stressed state of the cove from existing domestic sewage additional stress without examination is unwise.

This area has serious environmental hazards and the road already is stressed to the maximum, failing in some places, dangerous in others. How the City can justify allowing even more development there is beyond me. Please do not allow this in such a sensitive and already compromised area.

This needs a full environmental review and safety study.

Is this similar to Visconsi, where the City requirements/codes or Council action can go against common sense and community sentiment?

I am totally against this kind of irresponsible development on our island.

Please ensure that developers strictly follow city codes and processes. It is not appropriate to force the existing residents of the area who did follow building codes to be negatively impacted by new developments that don't.

Imagine too the soul-collapsing grief of their families, which can only be re-opened with this proposal. If this development is approved and the inevitable mudslide does in fact cause tragedy, I hope that all who, however indirectly, enable harm be held personally criminally repsonsible, be they developers, financial backers, contracters, or council members. Even if developers and colluding members of the city council prefer pre-tort profits to human safety, rest assured that social media will strive to make sure all potential buyers - and companies necessary to insure the properties - become aware of the geologic and historic facts surrounding such developments. #DeathDevelopersBI

I am a Developer here on the Island for the past 20 years, and do respect your comments. The current system at City Hall allows for anyone to develop land, if they follow the strict codes and regulations associated with development in all critical areas. Most of the Islands shoreline is considered critical. Just saying "No" is not an answer, or solution. Property owners do have rights, and City Hall is governed to look out for the safety of the Community, when approving all development, together with a clear understanding of the environmental issues associated with each development. Development will continue on the Island, and it is a priority of the Comprehensive Plan, now currently under review. It is the duty of concerned citizens to support common sense regulations associated with all aspects. Now is the time, to talk to elected officials at City Hall, in adjusting the proposed Comprehensive Plan to take into account "Better Science" available, when discussing development of all kinds. I am sorry, but if the current codes and regulations allow for development, and if the applicant clearly adheres to those specific thresholds, then the City will approve this, and many other plats and developments. I firmly believe that the current discussions taking place on the Comprehensive Plan, are critical for the future of the Island and Community. Yes, we need to make changes, and changes that reflect current science, but until these changes are made.........the current codes and regulations stand. Enforcing the codes over the life span of the application is again, City Hall.

I'm not in favor of the city building planning department leniency in these cases were drainage and soils are so critical.

The city must enforce its codes. We have had too many areas needlessly destroyed due to poor enforcement of the codes. President, Murden Cove Preservation Assoc.
