A developer is planning to build homes on the wooded parcel of land nestled between River's Edge subdivision and the Eden Fresh shopping area adjacent to County Line Road. The plan currently put forth by the developer is for 39 cluster homes to be built on this 11.52 acres of land. However, in order to accomplish this, the property has to be rezoned from RS-180 to PUD. Land that is zoned as PUD is then open for a developer to build nearly any type of residence they want -- apartments, townhomes, cluster homes, etc. This developer first planned to build townhomes. After encountering resistance, the developer then changed plans to the current proposal of cluster homes.

Cluster homes will have a negative impact on our property values. If you take a close look at the plat proposed by the builder (attached to this petition), it is clear how tightly squeezed together the homes are. Now consider that surrounding this small parcel of land for several miles are many neighborhoods with larger homes that sit on lots consisting of 1/4 acre to one full acre. These proposed small cluster homes would not fit in aesthetically with the surrounding neighborhoods and would be a glaring juxtaposition of contrasting community styles. These homes will decrease the property value of every home in all of the surrounding neighborhoods.

In addition to the effect on property values, there are other issues to consider. One is the increase in traffic that these homes will bring with them. Another issue, and one that is of great concern, is that by allowing these cluster homes to be built, it will set a precedent of allowing even more cluster homes (or townhomes or even apartments) to be built in the area. Once we've started down that path there is no going back.

Neighbors, your signature on this petition is imperative in order to preserve our property values and maintain the high quality of life in our area. Our combined voices will demonstrate to the developer, the Zoning Advisory Group, and the County Commissioners, that the residents of the neighborhoods that surround this parcel are united in our efforts to prevent the building of cluster homes -- or any other type of home that does not reflect the high quality and standards of the surrounding communities -- in our backyards.
