Dear HOA Member – I have been communicating with your HOA President, Matt . My property borders your community on the west, and is currently zoned O-1 for office development up to three (3) stories. In 2006 you assisted in my rezoning efforts to allow the development of an assisted living center and memory care facility on a portion of my property. This project has been well received in the market, and has been a good neighbor for your community. If you recall, the original grading plan for my property included removing all the trees bordering your community. At your request, I redesigned my grading plan and saved some trees in hopes of spreading good will for your support when I needed Canyon Estates again. So here we go… Another senior community is currently under contract to acquire a portion of my property, and we will similarly need your assistance to rezone an approximate 5 acre parcel. This new community will provide an independent living option for spouses of residents in the Stonefield Assisted Living & Memory Care Center, as well as active adults that are age 55 and older. I have attached a preliminary site plan along with the proposed building elevation for your review. This community will operate independently from the existing assisted living facility, however, there will be shared services and synergies between these projects. This style of product is classified as Multi Family because there are more than 3 units per lot. It will be very helpful if we are able to show your support to the Planning and Zoning Commission for the following project: · 34 single-story villa units, · Age restricted to residents 55 years and older, · all villas contain 2 bedrooms and 2 baths, and · each villa has an attached garage.
