This is totally out of character and too higher density for this part of Reston

This proposal would allow Bozzuto developers to change the nature of the Reston experience. As I've said at earlier meetings, this project is way too large for our neighborhood. Let's fight for our North Reston experience!

I am concerned on the impact of such a large development on both the character of the north point neighborhoods and the potential traffic issues on Center Harbor Drive.

Concerned mostly about height of structure, traffic (may need traffic light or add continual sidewalk to N Village and Center Harbor), and visibility from roadway (change in feel of neighborhood).

No new development of this size should be approved until homeowners have had the opportunity to weigh in on the impacts to our neighborhood.

I am very surprised that as a homeowner I was not notified earlier of such a large redevelopment in our neighborhood. I request a reassessment of the environment impact with regards to traffic, pollution, noise and walking paths with the ability to comment on changes.

The only way his project can enter & exit from the proposed 100% gain in population is to force it on my quiet culdesac street. That is not why I moved to my street 30 yrs ago.

As a homeowner in the Hemingway Cluster, I request that nothing be finalized with respect to the expansion of St. John Wood without additional revisions to the design to avoid the inevitable harm to existing homeowners by the plan as currently proposed.

This would add a traffic burden to both Center Harbor North Village roads. Also 6 story buildings will not blend with the existing housing in the area. We need more community input in the concept design.

I don't know if I am more angry that this was not publicized or that the developers apparently are redesigning Reston. We need an urgent special Board meeting to get organized, i.e., get a strategy and plan together to get all the facts. We don't have time to do that. I am unhappy.
Please put me on the RA Affected Party list as I cannot access it. Thanks for bring this to my attention. It would certainly degrade the neighborhood, not because of the 1000 or so more people, but because of the inherent consequences of continued caving to developers. They are small, e.g., hassle of traffic stops and delays, crowded stores and gas stations, increased foot traffic at the lake, even the fragmentation of residual green spaces, but they add up. I developed the impact mitigation statement for Exxon's "exploration" of new fuels. It sounded like nothing, until you realized the often secondary costs and risks of high rise buildings, i.e., 500-1000 new cars on one block, increased demands on small parks, compromise of habitat for wildlife, and the list goes on. Apparently, we are not being encouraged to speak out. THIS worries me more than anything else.

I do not like the redevelopment of St Johns Wood petition. It would be a burden on our condo additions.

There is no sufficient pubic transportation to serve a development of this size. The size of the development and the high rise structures are totally out of place in this NorthPoint area of Reston. This development will severely impact the nature of the surrounding communities.

Six story buildings and high density housing do not fit the character of North Reston. Center Harbor & N Village Rd already have extra traffic with people cutting through to Whiele and Baron Cameron. Adding to that will make our neighborhood noisy and dangerous for walkers, runners, bikers, and our children. Aldrin Elem was built to accommodate the current neighborhood, not high density housing. No to trailers at the school!

No to 500 units. There will be too many people in this small park area. It will become a traffic nightmare and turn our quit private neighborhood into a loud city. Not to mention what this will do to the wildlife in the park. Horrible. Absolutely, horrible!

Our family choose to live in North Reston due to low traffic, and beauty of surrounding area. As a mother of three kids, their safety is my number one priority. The inevitable traffic increase will certainly compromise their safety. Especially the major planned redevelopment area is so close to Buzz Aldrin School, which is another concern for me increasing both traffic as well as school enrolments.

Let's not have a repeat of the rushed, behind closed doors, deal making that happenepd with the former Tetra building on Lake Newport. The process needs to be open and transparent, with all affected party members given the chance to be heard.

Decisions like these will clearly leave a permanent change in North Reston. One of the reasons I chose to live in North Reston is that the population density results in a low traffic area on nights and weekends that is safe for children. I'm also concerned about the impact to Buzz Aldrin: Have capacity studies been completed? Will trailers be required in 2 years? 5 years?
I'm not averse to change and know Bozzuto sees profit ... but their profit comes at a cost for others. A middle ground is to cut the volume increase from 100% growth to 50% (at least). This plan should not just move forward 'as is' and should be re-evaluated with a much higher degree of consideration for feedback from the community. We need to see a continued pattern of negotiation now that our inputs are known.

I agree that the architectural plans submitted for the redesign of this property is not in character with any of the surrounding developments in North Reston. Reston Association monitors each of our communities and makes sure any changes we do to our dwellings match the approved standards for the community. The purpose is to keep the community harmonious and within character of North Reston. How can Reston Association approve a community of 6 stories and one that in no way matches the character of North Reston?
