
Special Meeting | Recall Gary Miller from Stone Creek's Board


We, the homeowners and members of Stone Creek, respectfully request the immediate calling of a Special Meeting in accordance with the provisions set forth in the bylaws of this organization.
Purpose of the Special Meeting:
To address urgent and significant matters that directly affect the interests and well-being of our members, including but not limited to:
- Use of Unlicensed Landscaping Contractor
It has come to the community’s attention that the landscaping contractor currently employed is not properly licensed. This represents a serious liability and a breach of responsible management practices. Hiring unlicensed vendors puts the association at legal and financial risk. Many homeowners were sprayed against their consent. -
Failure of Landscape Contractor to Perform Satisfactorily
In addition to lacking licensure, the landscapers have consistently failed to perform to acceptable standards. Common areas are being neglected, irrigation problems are unresolved, and overall curb appeal has suffered significantly. -
Lack of Oversight and Accountability from Gary Miller
Gary Miller, who is responsible for overseeing vendor contracts and property standards, has failed to address these critical issues. There has been no transparency, no accountability, and no adequate response to repeated homeowner concerns. -
Questionable Contractor Selection and Renewal Practices
Serious concerns exist regarding how and why this landscaping company was hired or retained. There is no evidence of competitive bidding, proper vetting, or verification of licensing and insurance — all of which are standard best practices. -
Decline in Property Aesthetics and Potential Impact on Home Values
Poor landscaping reflects negatively on the entire community and directly impacts property values. The failure to maintain a high standard of appearance is unacceptable and must be corrected immediately. -
Member Concerns Ignored and Dismissed
Repeated homeowner complaints have been ignored or minimized. The board (or management) has not provided a clear forum for discussion, nor has it responded with corrective measures. A Special Meeting is required to ensure member voices are heard and immediate action is taken.
These concerns have generated substantial interest and warrant the full attention and participation of the membership. A Special Meeting will ensure that voices are heard, transparency is upheld, and actions reflect the collective will of the membership.
Our Right to Be Heard:
As members, we have the right to request and participate in a Special Meeting when significant matters arise. This petition is an exercise of that right, and it reflects our shared commitment to a fair, inclusive, and transparent decision-making process.
Requested Action:
We hereby petition the [Board/Aperion/Leadership] to schedule a Special Meeting within 30 days as required by bylaws or statute of receipt of this petition and to provide proper notice to all members as require.
