Representative Keith Frederick has written a replacement bill for HB608, which protects the property right to short-term rental, deeded to the owner at the time of purchase. Please sign the petition to replace HB608 with HB988. HB608 is a wolf in sheep’s clothing which will result in the long standing tradition of vacation home/condo renting at the tourist lakes of Missouri being banned or unreasonably regulated out of existence by April 1 of 2008. In contrast, HB988 will result in vacation home/condo rentals being taxed at residential rates and regulated like other residential property. HB988 will protect residential home/condo owners from commercial property tax, and give the owners representation to determine how the lodging/tourist dollars are spent. Read the 12 point comparison below and it is easy to see that HB988 is all good while HB608 is nearly all bad.

12 Points of Comparison

  1. Takes deeded private property rights to rent without owner compensation. HB988=No (Good! ) HB608=Yes (Bad!)
  2. Written by a lawmaker with direct input from impacted property owners. HB988=Yes (Good!) HB608=No (Bad!)
  3. Written by a multinational corporation with an agenda that lies outside the state of Missouri. HB988=No (Good! ) HB608=Yes (Bad!)
  4. Prior to 4/1/2008 opens a window to ban vacation rentals. HB988=No (Good! ) HB608=Yes (Bad!)

  6. Prevents out right banning of vacation rentals not already banned by 4/1/2008. HB988=Yes (Good!) HB608=Yes (Good!)
  7. After 4/1/2008 rented homes are subject to new ongoing regulations more restrictive than those regulations imposed on all other residential rental property. HB988=No (Good! ) HB608=Yes (Bad!)
  8. Gives owners representation in how lodging/tourist tax is spent. HB988=Yes (Good!) HB608=No (Bad!)
  9. Protects owners from commercial property tax. HB988=Yes (Good!) HB608=No (Bad!)

“By signing this petition I am asking that the pro-vacation rental bill written by Keith Frederick (HB988) replace (HB608). I am in favor of HB988 because it preserves property rights, prevents banning of vacation homes and condos, regulates vacation home/condos like other residential property, protects vacation homes from commercial property tax, protects property values in tourist areas, protects local tourist economies, and gives owners representation as to how the lodging and tourist tax is spent.”
