Support the creation of the "Coffee Shop" License Designation on Sullivan's Island

Sullivan's Island Residents, Friends, and Family, I've been asked to send something out that helps clarify people's concerns regarding the "Coffee Shop" zoning amendment that will be voted on at the August 19 Town Council Meeting (IF YOU CAN MAKE IT TO THE MEETING TO SHOW YOUR SUPPORT, PLEASE JOIN US!!!). Please send this to anyone you know that may have concerns...the information is also listed on the ipetition site: http://www.ipetitions.com/petition/sicoffeeshop Sullivan's Island "Coffee Shop" Zoning text Amendment. FEAR vs. REALITY FEAR: We're opening the door for more expansion in the business district. REALITY: Currently, there's no option for small scale, locally focused food service businesses on Sullivan's Island. The current zoning allows for Restaurants (of which there can be no more and which primarily cater to off-island visitors) or Take-Out Only establishments (which don't seem to survive). What we're talking about is allowing a small number (4 maximum) of small scale, locally focused, highly regulated businesses that can survive to cater to local families...NOT off-island visitors. Without the creation of this zoning, locals won't be able to "consume food or beverage on-premises" at Cafe Medley or The Co-Op...you'd have to leave and hang out off the property. There shouldn 't be any "expansion," only support of what's already in place (Cafe Medley, Co-Op, Beardcats). FEAR: There will be 4 more restaurants on Sullivan's Island REALITY: There is a 300 foot limitation built into the amendment. This means likely applicants will be Cafe Medley, The Co-Op, and Beardcats Sweetshop which leaves 1 more potential licensee. The only existing buildings that COULD house the license are Marsh Winds office building or Prime Time Fitness. With the limitations in place, NO ONE (with any business sense) will build new construction ($$$$$$) on an empty lot ($$$$$$) and put in a "Coffee Shop." These other three locations already exi

There currently is no zoning classification available for the small coffee shop or sandwich shop type business on Sullivan's Island that caters primarily to the locals and residents. Currently, there are only Full Service Restaurants (of which there cannot and will not be any more) or Take Out Only (no On-Premise consumption AT ALL of food or beverage). The Planning Commission has done an exceptional job creating limitations to the type of business that can acquire the classification. These limitations are found here: http://www.sullivansisland-sc.com/Files/Planning%20Commission/Support%20Items/PC%20Public%20Hearing-Coffee%20Shops-06112014%20(v06032014).pdf There is the almost guarantee of regulation of these limitations by the new Zoning Administrator and the fact that to get the license, applicants must pass the Board of Zoning Appeals and Design Review Board. It is essentially impossible for any new "restaurants" to be created by this zoning amendment. Town staff has been working on this for almost a year and they've listened to all public input so far. They've taken into consideration parking, traffic, and "fear of more restaurants" concerns and the Planning Commission put the above limitations in place to accommodate these concerns. For the first time in 8 years, Sullivan's Island has a Zoning Administrator...and it's his job to enforce these regulations...and so far he has proven that he will.
