I oppose Short Term Rental Regulations proposed for Summit County as excessive and unnecessary. Where are documented real life examples to support these concerns/problems and create such an agency.?

Please rethink this entire regulation. We bought our condo at Keystone for our enjoyment and as an STR so we could afford it. Your regulation provides absolutely no value added for us and it will come at significant cost. We are already taxed enough by our HOA, Keystone Neighborhood Company, Special Assessments, Real Estate Taxes, etc. We don't need more regulation, more permits, and more taxes.

I work for the Keystone area ski industry. This regulation only hurts responsible residents and visitors of Colorado. The HOAs are better suited to directly handle concerns regarding short term renters.

I previously sent email letter to Don Reimer, Summit County Gov. saying it appeared they were looking for a solution to a non existing problem.

Please rethink your position on this matter by asking yourself "which itch am I trying to scratch". If the issue is rentals by internet with no local support, then address that issue! Do not conflate this with an attempt to change the rules for local owners who use local management companies who vet their rentals and are locally available for problems--or is this just and attempt to squeeze revenue unfairly from this large group of constituents? I strongly oppose your new regulations.

My wife and I own a condo in West Keystone and pay property taxes as well as property management fees. If there truly is a problem with short term rentals in Summit County, the planning staff needs to isolate the specific problem and prepare regulations to solve it. Properties such as ours should be exempted since we are in compliance with what the regulations propose. If the regulations pass, how much additional staff and support resources will be needed to enforce them?

I am an owner at Buffalo Lodge in Keystone village and am against regulations on my property that I specifically purchased for short term rental income. HOA can already regulate rental terms, so no additional legislation is needed!

No further regulations are needed! Being in RiverRun village, our HOA already has enough regulations in place.

Once again.... bureaucrats listening to special interest groups with deep pockets, instead of the majority opinion who strongly oppose these unreasonable (and unnecessary) regulations and fees.

The proposed regulation is too extreme for Summit county. Most of our properties (including mine) already are located in an HOA that has specific rules regarding; trash, noise, parking, and provides building safety. Under this new regulation, we will be required to spend several hundred dollars more a year for our property with NO additional benefits. I strongly appose these regulations!

We already pay enough in local and property taxes and my HOA and Property Management Company does a good job with enforcing policies. No more is needed. Properties that have a HOA and Property Management Company should be able to get certification and be exempted from this regulation.

We are strongly in disagreement with these proposed regulations! We are a member of an HOA which already ensures our guests have all of the requirements set forth in these "additional" regulations. We purchased our home as both personal use property and rental generating property. This proposed regulation appears simply as revenue raising; penalizing those in Copper or Keystone and requiring these owners to jump through hoops in order to afford our Colorado get aways. Our rental agency is on site, our HOA enforces all regulations and we have always been "good neighbors." Our short term renters are families with young children and use our property appropriately. Keystone is a tourist destination. A family centered ski resort. These surcharges will make Keystone unaffordable to either the owner or the renter, either way hurting the tourist industry in the area. As I see it, "mud season" is already hindering economic development and higher prices could only be an added hindrance to economic growth and prosperity in Keystone. Many owners in my area may want to or need to sell properties if it becomes financially cumbersome to keep up with the demands of Summit County. These demands are unfairly being passed along to those in our area of the county. Beyond all of the economic issues, the proposed plan is poorly organized and planned out. It does not detail a fee structure or what may or may not impact these fees. This plan needs to be put to rest. STRs bring too much business to Summit County to risk loosing business over what seems to be unnecessary taxing and regulations. Let our property managers and HOAs continue to do their jobs!

The limitations in the short term rental proposal are punitive to the homeowners of Summit County; particularly in Keystone.
