The safety of commuters, cyclists and pedestrian traffic at this location will be greatly compromised if dense urban residential units are permitted on the site. As it is the current traffic volume is very high and the chance for increased accidents will greatly increase with the addition of 100plus cars that the proposed development will bring to the area. Do not allow urban density to take hold in this area. The winners are the pockets of developers as they bank the profits from of economy of scale. The losers are existing residents who are vested in this community and have made it a beautiful attraction for the city of Scottsdale.

I'm signing the petition to stop the gross overbuilding of houses in the land site south of Windfield and east of Terravita. Shame on those who are considering the intense density of housing as part of our community. The short sightedness of this proposal will only be "paid" by those who are directly impacted.. individuals who have vested time and money in securing a living environment conducive to thoughtful and inviting communities. The greatest impact will be on North Scottsdale road. This road will bear the weight of a negligent developer .. and their willingness to put people at risk as they pour hundreds of cars onto Dove Valley and then Scottsdale road.

In addition to the dense populationthat will be created, the intersection is already confusing to many people coming out the back gate of Winfield. This is going to cause a traffic nightmare and is dangerous!

Too many units would cause a terrible traffic problem for the resident of TERRAVITA. It's already difficult to enter Scottsdale Rd. when the snowbirds arrive in fall.

This kind of community is totally out of context in this area. To dense, to tall, not environmentally sensitive. All the communities here are single family homes built to enhance this incredible landscape.

A higher-density development such as this goes against the character of the area - not just Terravita, but the surrounding communities as well. The beauty of the desert is evident in the existing communities - most of which have been in existence for decades. I hope the City of Scottsdale looks at this issue through the eyes of the existing residents - we want to protect the desert ambiance, and thus protect our property values as well.

The planned development would not fit in with the landscape and the character of the area. Traffic would also be greatly increased causing disruptions for both business and residents.

This is an outrageous abusive request from a money hungry developer to more than TRIPLE the density in an area that has been developed over the past 3 decades within the parameter of keeping density low to PRESERVE the desert ambiance. Furthermore, there is no requirement that this could not turn into rental apartments. We need more affordable housing but that can be done by a sensitive and clever developer by building on larger lots using SMALLER homes built with more care (to keep costs down). I do not support the higher density and request the City of Scottsdale heed the sentiment of the majority of residents of this area. I'm not technically in Scottsdale but just a stone's throw away (30 years now contributing to Scottsdales coffers via my water fees & copious sales taxes). The key point here is that everything built up here affects me in terms of travel, traffic, congestion, noise and this would adversely affect the value of my home. NO way.
