If Helena wants to attract and maintain good quality workers, they will need to address the housing issues that are currently affecting every business in the city. If they choose to do nothing, valuable workers will continue to leave the area due to high prices and no availability. This is why my wife and I are both in support of the Westside Woods project that aims to bring much needed affordable housing to the area.

Helena needs more lots to build on. We have a huge home shortage and this will allow some new construction. The county commission continues to make it difficult to build outside the city so we must encourage development in the city. This will be on city water and sewer, and will create jobs and increased tax base. If this is turned down, we need to look at other communities and other counties to build in.

We have removed development rights for thousands of acres through County Zoning with the primary focus of shifting development to the City of Helena. If we cannot collectively figure out how to develop where the growth policies identify as appropriate for development, the consequences of the zoning will be extremely impactful: Increased unfunded public liabilities, increased barrier of entry to homeownership for the working class, decreased revenue for schools (both due to student #'s and property taxes).
