- there's evidence rent control does nothing to prevent gentrification.
- if there was too much control over rent raises, there would be no way for good-faith landlords to fire bad-faith tenants (unless the bill has additional provisions for bad-faith tenant eviction).
- at the very least there should be an exemption for rent-control for small biz landlords (<50 units), as compared to large apt complexes.

The desire to institute rent control is totally understandable given the recent upward pressure on rent from the push of people wanting to live here, and since there are a lot of units under construction there is an especially good argument to be made for a 2-3 year rent freeze until this inventory hits the market. But the bill as written would likely entrench a permanent regime (and new administrative burden) that would create more problems than it would solve.
