My taxes are high enough. Don’t shift more of the taxes to homeowners. Also don’t punish all landlords for very few bad actors.

In order to improve and maintain rental properties in Montclair I believe it's important to allow property owners to increase rents enough to cover their expenses and incentivize investment in rental apartments.

This is the exact opposite of a free market system. It is not affecting the council's income. Please think of others not just yourselfs! At a bare minimum Montclair should allow rent at vacancy to return to market rates.

Rent control is unfair for landlords who have invested to make housing available. With ever rising property taxes, rent control can cause landlords to be unable to sustain their services which would eventually bring down our property values.
