Parking is already a concern on Damen and the neighborhood streets. Adding this many units and not accounting for parking for all is unacceptable.

While I support development North Center, I am in full agreement with the concerns listed. I think this particular development brings added congestion to the intersection and alley, and will force parking into the surrounding neighborhood.
The size and scale is also not consistent with the neighborhood.

Like some of the others, I support development of the area but this plan does not fit the existing neighborhood and will greatly increase congestion. Insufficient parking is a major issue, not only for thee residents but for present and future businesses.

We are extremely concerned about the impact to traffic and safety in the alley on the east side of Seeley. There should be no access to the new development from the alley, and definitely not at the T intersection.

I support development at this location. However, I do not support the current proposal for many reasons. First, the lack of parking is a MAJOR concern. With a development of this size, there will be a significant impact on parking on local streets. Second, the North Center area is predominantly a family oriented, quiet neighborhood. This development does not align with the current neighborhood. Lastly, the Irving and Damen intersection is the heart of North Center in many ways and the development here is critical in setting the tone and vibe of the neighborhood. Many folks move to NC to be able to stay in the city but have more of a low key, quiet area to enjoy. This development simply doesn't align with this.

Fully support the comments, particularly on the alley way entrance, which has not been given the proper thought.
Parking implications for the immediate neighborhood has not been given a single thought. With only .4 spaces per unit, what will happen to parking in the neighborhood.
Density remains too large for the neighborhood.

I often cheer development. North Center needs development. Population density is at what I believe all time low. But improvements are being made. The number of buildings being razed to build larger multi-family structures along Irving Park, and Lincoln is higher than my recent memory. Quick building permit records in “North Center Community Area 05” check I found only 5 permits for multi-family new construction in 2019, 6 in 2020, but 14 in 2021 and 13 in 2022. Likely incorrect to the low side, but proportionally accurate assuming I looked backwards with the same lens across years.
The balance needs to be sought. A future need to be considered not project to project but by starting at the end of the maze and working backwards. Trying to envision what the “vision” for North Center is or should be. I can’t find on published online. If Alderman Martin has one, I’d love to read it. Often times organizations have a vision for who they are, what they do, and where they’re going or what they are looking to accomplish. So where is North Center going and what does North Center want to be? That needs defining. I know why I moved here from the Southport Corridor in 2019. But that is just me. I’m but 1 person, well a household of 4.
If that vision is a modern, bustling, highly redeveloped, population dense, revenue generating commercial business (shopping, dining, entertainment) district, destination place. This development makes a ton of sense. You need a big flashy project to say North Center is truly open for business and signal to developers we are serious. A "look at this 0-story parking lot we turned into 7+ stories. We will rezone and welcome your investment." This to me, would be if North Center wants to replicate the Southport Corridor in Lakeview, Wells Street of Old Town or Randolph of West Loop. This is the appropriate first step in that direction.
