The Concord Planning Board is proposing changes to the zoning in the Thoreau Business District that will allow for significant future development in the area, which includes Thoreau Street, Sudbury Street, and the Crosby’s area. This development will fundamentally change the character of this neighborhood forever.

These zoning changes will encourage and incentivize construction of up to 95 new housing units in the area – 63 in the Crosby’s area and 32 on Thoreau Street between Sudbury Road and Belknap Street. We believe that this extreme density and the traffic congestion that will result will completely overwhelm the neighborhood. Proposed building heights of up to 38′ on Thoreau Street and up to 50′ in the Crosby’s area (by special permit) are also inappropriate for the scale of the neighborhood.

We strongly oppose the proposed rezoning as currently written. In prior public forums, residents expressed concerns about the scale of potential development - including excessive unit density, building height and mass, increased traffic and congestion, lack of parking, and an overall reduction in quality of life. But resident concerns continued to be ignored.

Please attend the FINAL public forum scheduled for Tues, Dec 14 at from 6:30-8:30. It will be a hybrid format (in-person at the Concord Town House and using Zoom), but best to attend in person if possible.
