Hello neighbors. This petition is in opposition to an application filed for Administrative Deviation (AD) and Waiver of Minimum Required Road Frontage (WRF) at 2841 Doric, Ave., Jacksonville, FL 32210.

This application will be heard by the Land Use and Zoning Committee (LUZ) on February 2nd, 2021. Over 108 neighbors from Ortega fought in opposition to these variances and splitting of the lot in 2019 in which the LUZ members allowed the owner of 2841 Doric Ave to ‘Withdraw’ their application after the owner of 3951 Baltic Ave was ‘Denied’ similar variances by a 6-0 vote (see Land Use & Zoning Committee minutes 2019-17, 2019-18, 2019-82, 2019-83 from the March 20th, 2019). The owner is claiming extreme financial difficulties if she is not allowed to split the lot. She is being dishonest with neighbors about her plans in order to sway them in her support. We strongly oppose these variances and ask that the City Council and LUZ committee deny these applications as we feel this will destroy the beauty of the Ortega neighborhood and set a precedent for others looking to take advantage and profit from our small community.

We rely on the zoning rules and regulations to maintain the value of our homes and encourage a certain sense of responsibility to our neighborhood community. When the buyer purchased this property it was her responsibility to insure in her contract that the property could be rezoned. This rezoning would not increase the value of the homes in the neighborhood, but would diminish the quality of community and perception thus the value of them. I vote no.

I am in opposition to creating 2 smaller lots from one. If this type of rezoning is allowed to continue, Ortega will eventually be a neighborhood of small homes on small lots and it will destroy the integrity of the neighborhood.

I have lived on Doric Ave. since 1970 and I oppose the splitting up of the lot at 2841 Doric Ave.

Because of greed, historic Old Ortega is rapidly becoming less historic because many old houses are being significantly altered or even demolished.

I wasn't able to get on the zoom meeting call until nearly 6pm when they were having a long discussion about a different application (Gately Oakes)... I stayed on the call for about another hour and didn't hear them call this one... guessing it was earlier in the call. Does anyone know how the vote went?

It reduces the quality of the neighborhood. The zoning was put there to maintain the property values

I oppose reduction of Required Road Frontage (WRF) in order to create two lots at 2841 Doric Ave.. There has been neighborhood opposition to this proposed plan for two years.
