We the property owners, community members, and friends of Chenal are in opposition of the rezoning for The Crest @ Chenal. This project is located at Chenal Parkway and Northfield Dr. and is currently zoned R-2. The request of the developer to rezone and develop this property as multi family will have a major impact on our community, property values, traffic, and safety.

Project Overview:

Crain Buildings, Inc. has purchased, from Arkansas Presbytery, a tract of approximately 10acres with frontage on Chenal Parkway, just southeast of Northfield and the fountain/water feature. The tract borders the property lines of some homes on Bouresse Drive, Bouresse Circle and Arles Drive. Mr. Crain plans to build a Senior Citizen Living Center called The Crest at Chenal. Entrance will be on Chenal Parkway.

The Crest at Chenal will be two (2) buildings each with three (3) stories above the ground. One building will be for active seniors and have the capacity of 81 units. The other for independent seniors will feature 140 units, the majority, 158 will be one bedroom apartments.

Community Concerns:

The developer currently has no plans to contain this property in a fashion that does not negatively impact our property values, safety, or traffic. Much of the project will open up directly into the backyards of many homes. With hundreds of trades working on this project for what will be well over 12 months, we have serious safety concerns for the families who's yards are essentially linked to this job site. After the completion of the project we will have exposed what once was a self contained neighborhood up to one of the busiest roads Little Rock. We will also see a significant loss of green space in the area that enriches and maintains the integrity of our property values.
