86 Seminary Drive.
Traffic will be an issue but property will absolutely drop in value. I agree with Mr. Avella.

I live at 114 Seminary Dr. My house is diagonal to the proposed entrance of the new development. 10 years ago, my daughter was hit by a car in front of my home while crossing the street and ended up in the hospital.. That part of the road where the curve is is very dangerous. It is a blind spot & you have the intersection of Bramshill that adds to it. Anyone who has been on Fyke Road knows you can’t see oncoming traffic to the left.. It’s bad enough that Seminary Drive is a cut through between 202 and Camp Gaw . Adding 120 more cars a day is such poor planning, dangerous & will change our peaceful neighborhood environment.

Seminary already has high traffic due to cars cutting through from Campgaw to 202. We certainly don’t need more cars in our quiet development.

Dear Planning Board of the Township of Mahwah, NJ
I am a resident on Seminary Drive, Mahwah, NJ and have been living here for over 23 years, since January 1998.
The reason we moved from Manhattan, New York City, to Rio Vista Development, Mahwah, NJ is for its peaceful, serene landscape, extremely safe neighborhood, homogenous single homes, and to get away from the heavy traffic, noise pollution and so that our children can play, ride their bikes safely and we can walk without the fear of being run down by a car.
For the past 23 years, consistently the traffic has been getting worse, execrated by cars that are just using Seminary Drive to cut through from Ramapo Valley Road / U.S. 202 Highway to Campgaw Road.
These drivers are speeding through Seminary Drive, Rio Vista driving over 50 miles per hour, they refuse to slow down their cars for little children on their bikes, or for Rio Vista residents or even for my elderly mother who crosses Seminary Drive daily when she takes walks.
This new Fyke Brook Estates, LLC proposal in Rio Vista for 30 - 40+ rental apartments is not in keeping with this development.
In fact, Fyke Brook Estates, LLC proposal in Rio Vista for 30 - 40+ rental apartments, will completely destroy the intrinsic essence of the entire Rio Vista development from a beautiful, quite neighborhood, to a heavily constructed, congested, and MOST IMPORTNATLY make SEMINARY DRIVE LIKE A HIGHWAY with SEVERAL HUNDRED or THOUSAND CARS being added SPEEDING ON SEMINARY DRIVE DAILY.
This Fyke Brook Estates, LLC proposal in Rio Vista for 30 - 40+ rental apartments, CANNOT BE BUILT BEACUSE IT WILL DESTROY the ENVIRONMENT, INCREASE TREMENDOUS TRAFFIC ON SEMINARY DRIVE, BRING IN SEVERAL HUNDRED MORE CARS RACING ON SEMINARY DRIVE, INCREASE POLLUTION, and IS NOT IN KEEPING WITH THE INTEGRITY, and WILL DESTROY THE ESSENCE OF THIS RIO VISTA COMMUNITY.

The area is already filled with cars... 202 and seminary drive don’t need more cars- this is a safety issue. There are no sidewalks and cars drive quite fast!

We moved to this neighborhood in December from Montvale NJ SPECIFICALLY because of all the development happening in Montvale and because our children could not safely walk or ride their bikes on the streets because of all the traffic. We chose this neighborhood for the quality of life it offers. Under no circumstance should a new through street be allowed to be put in.
