Providence Road Rezoning Request 2018-142

No!!! Not unless city provides helicopter service free of charge to all!! Traffic/roads cannot support the added requests for housing etc..

As a physician who uses Providence Road to access the Hospital Systems I am concerned that the increased congestion will make access even more difficult.

YTis is really great - we really need more traffic lights on Providence rd - why not put on at both entrances and stop even more traffic more often!! This is obviously all about getting more property tax dollars, without ANY regard for quality of life

I am troubled that Land Design which designed this project, convinced City Council to approve a text amendment in January redefining "Open Space" to include paved surfaces and porches which effectively eliminates 400sqft of natural or greenspace as previously required for townhomes. I believe this will affect this project, though it was submitted prior to that text amendment. Additionally, the designs for this project ask for additional exception for roof overhang of 2feet into natural buffers. I am NOT opposed to the concept of a residential development, for townhomes and senior living that is harmoniously designed with larger buffers; especially with significant onsite green/natural recreational areas. But the continued reduction of greenspace and 'by the book' amendments by City Council and Planning Commission over the years is damaging our water quality and creating a hotter environment long term to just to fit in a couple more profit generating units for the private developer. Loss of green recreational space for people (and pets) also will put higher pressure on existing and future Greenways nearby as well as grossly underfunded Parks which struggle to compensate for density and has little consideration in project approvals. Loss of green/natural space (trees in a 1 foot planting strip is problematic and insufficient) will accelerate under urban density with UDO and other Planning agendas coming up and will have higher taxpayer costs long term. Sewer lines were also upgraded a couple years ago adjacent to this property and with other vacant land nearby that presumably could follow from this precedent, may become insufficient very quickly. Please oppose the unusually high number of units for this project, but more importantly, revert townhome standards BACK to require significant green/natural space per unit and larger natural buffers surrounding such development.

Completely against this REZONING.

This area of Providence Road already has way too much traffic. This is too much density to add.

Developments such as these threaten the sustainability of the infrastructure in this area. Please vote no and require the project be done with the long term health of our community as a requirement. We need to avoid the growing number of projects in and around our city which are done simply to maximize a developer's profit and no true thought or concern to the health of the community as a whole is given.

This is a terrible plan creating more density than the areas infrastructure can support.

We must limit additional congestion on the Providence Road Corridor

This type of construction is not consistent with the surrounding communities. I am strongly against this type of community expansion.

STOP the rezoning SAY NO to R3

This would be a wedge in several stable single-family communities. It is inconsistent with all of the City's long-range plans and should be rejected.

I am against any form of rezoning- too dense and many traffic issues- not consistent with South Charlotte Plan

Good development should be done incrementally. These massive projects only increase fragility.
