This rezoning of the property mentioned above is terrible. This is a single-family type residence area and the traffic now is unbelievable. If you allow that many units to be developed it will be unbearable on Proividence Road and the smaller roads around it. Please for once don't allow greed for taxes to cause chaos and confusion and terrible traffic problems to all the residents in this area. You would ruin quality of life and enjoyment of their living area to so many people. Please don't make Charlotte any uglier than it's already been made because of overcrowding. Charlotte used to be a beautiful place to live and grow a family. Please don't ruin this part of Charlotte with that preposterous amount of building in this area.

Providence traffic is getting worse every year. The air and noise pollution is a severe health threat to the people living along providence road. Charlotte city government should not increase the residence density here, instead, they should think how to reduce the air pollution and noise pollution. We are living miserably and getting sick from the pollution. We need attention and help immediately!!!

Proffit Dixon has chosen a 20 acre site in an area of Providence Road that only has detached single family homes. There are no similar institutional uses in the heart of this area. The site’s topography will require extensive grading resulting in a dense age-restricted building erected on a 605 foot hill overlooking Providence Road. The streetscape will be similar to the development on the northwest corner of Providence Road and Fairview. This is another example of a dense development on Providence Road adding incrementally to the congestion on Providence Road. City Council has bemoaned the addition of dense development creating additional traffic on both Providence and Park Roads, but there has been no attempt to stop these ad hoc rezonings. No thought has been given to the cumulative impact of these rezonings. This is because Charlotte does not have a comprehensive zoning plan. The current Planning Director acknowledged the absence of a comprehensive plan when he joined the planning department a year ago. To date consultants have been hired, but there is no actual zoning plan for Charlotte. The planning department reacts to proposed plans such as this ill conceived project but is not actually involved in planning consistent with an adopted comprehensive zoning plan. The professional planners are as frustrated as the general public. I urge this plan to be denied or withdrawn by the developer.

This plan will cause much more traffic on Providence Rd which cannot handle the current traffic load. It will also affect the McMullen Creek with all the necessary hardscape for a project of this size.
