You're trusting developers way, way too much - lots of unintended consequences in this plan not addressed

1) Upzoning is an unfair practice that penalizes a large swath of Mpls residents by reducing property values next to out-sized multiplexes in single family neighborhoods.
2) This destroys the character and charm of Mpls neighborhoods that draw people and investment.
3) The impact on infrastructure and costs is not adequately considered.
4) Most importantly, the plan will not have the desired effect of creating more housing affordable to lower income people, but instead will create a new avenue to develop new top price condos and rentals by demolishing possible starter homes....exactly counterproductive!

Please do not pass this until you have gotten more input from citizens who have been too busy taking care of kids, homes, work, and life to plug into the city systems. Use some time to get those folks engaged and giving input. The plan now does not represent most of the city. Not that your goals are all wrong, but this is an opportunity to pull unconnected groups into the process. That will make the process better.

City needs to place a priority to work closely with all neighborhoods but not draft "generic" plan, but rather draft plan that has flexibility to deal with unique development issues-concerns within each neighborhood.

It’s egregious the Met Council and City Council have created this utopian 2040 plan with so little constituent input or actual analysis. It’s infuriating to know the city cares more about selling out to developers than encouraging entry-level home ownership. It’s insulting to hear “home owner privilege” to deride and diminish and shut down debate at public meetings.
I have been a Mpls resident for 30 years, first as a renter in Uptown and then as a 4-plex owner at Lyn-Lake. When we chose to raise a family, we left high-density neighborhoods by CHOICE for a quieter, safer neighborhood with a yard and off street parking. I am pro-choice housing and Mpls neighborhoods should have a choice for how much density is @enough” and not forced to accept such an ill-conceived plan such as 2040.

I'm against the radical zoning policy that blankets the city and has the potential to disrupt what makes this city great – livable neighborhoods within an urban metro.

Please develop your policies based on data and quality analysis not on the hope that density works for affordability. It doesn't!

Less available single family homes will make it harder for cross generational wealth development for the less advantaged.

Please listen to the people and not favor development over quality of life interests of many communities. We have a highly livable city and you are endangering the beauty and appeal of our metropolitan area.

The goals are so utopian that they are silly. Nothing measurable, so no one can say that they were not met. My concerns are for the QUALITY of the new construction as well as will it be rental or owner occupied. The emphasis on transportation other than the car is totally unrealistic. We have areas of dense population in Mpls, and that might be great for 20 something ages; NOT for families involved with day-care, school activities, church, trips for medical care. I suspect that those who developed this plan are youngsters, recent college grads, and probably renters. Please do not point to dense urban areas like NYC or Baltimore or San Francisco. We choose to live here

This is a great plan if your goal is to bring every neighborhood to mediocrity. The fact that Heather Worthington still has a job reflects the arrogance of those who created this plan and a lack of leadership on Mayor Frey's part. Nowhere in this plan is there anything that will advance the noble goals it purports to pursue.
