Density is not a bad thing but free for all density is. Especially free for all density where only the developers win. This plan, while well meaning, will destroy the very reason people want to live here.

This is an absolutely terrible plan which would destroy our neighborhood of Lowry Hills and Kenwood. If it would come to pass we would certainly leave Minneapolis and move away from Minnesota.

Developers, contractors don't give a damn about the poor. Private corporations only care about making profit. First of, the increase in population and the number of developments don't correlate, meaning there are several tens of thousands of units proposed that are not necessary to justify meeting the housing demands for the population increase. Secondly, how are they supposed to be low to low-middle income housing and who pays for the rent in the new developments? Because I can guarantee you that in south Minneapolis, new development 1 bedroom apt will be a minimum $1800. So government is going to subsidize? Or mandate to a developer to cap the rental max at $800? Seems to me developers and the city are going to benefit from this the most with massive earning potential, and neighborhoods lose. If you want to convert duplexes into affordable housing, I fully support that. We pay plenty of property tax to make this happen. Even mandate that the residents have to be a minority, fine. But the urban segregation city of Minneapolis was responsible of in 90s and 2000s can not be rectified by another forced urban sellout to contractors. And please don't use low-income and race as a bait. I am immigrant, and I don't fall into the ploy that this is done to diversify our neighborhoods. As they say in politics, simply follow to money, and you would find their policy position.

As a Minneapolis resident who grew up in one neighborhood, lived in another during college and have raised my family in a third I am opposed to the tenets of this plan. All of these neighborhoods were different social-economically and yet they worked to keep the sidewalks clear in the winter, made sure kids were cared for, made sure schools had supplies and kids had lunches and watched out for each other from possible dangers from storms or violence because they were in the neighborhood for the long term and were in single dwelling, duplexes and four plexes with an owner living in each building an built on open lots. No homes were leveled. When folks consider themselves short term which for many rentals this is true, they do not engage in the neighborhood events, and for the most part care for where they live in the same way. In my current neighborhood, although there are ordinances regarding footprint, height, and distance from neighbors, developers have been given countless variances so they can forego these ordinances. And with these enormous homes has come tax values skyrocket without any concern for those of us who have been the foundation of the neighborhood. Please reconsider these plans so that MPLS neighborhoods may thrive. Thank you!

It's not just the developers that will win big, it's the city, too! We have a house on our block that went from 4,000 in taxes to 12,000 a year in taxes when it upsized by previous owners. The city didn't have to do anything to earn that additional $8, 000 in taxes a year. Don't be fooled by this plan! Jacob Frey and Lisa Bender know exactly what they are doing! If this mass zoning passes, I will work hard to vote them out! I have never been so passionate about our beloved

Mayor Frey, CM Bender and Ms Worthington, Its appalling that you did not have a conversation with us at the beginning of this plan in 2016 like you did with ward 5 and a few others. Why did you not include other wards, too? When you don't have an initial conversation and include us in on the plan, of coarse people are going to feel divided and frustrated! Please look at St Paul's density answer with their 2040 plan. Perhaps you can buy up some affordable houses to subsidize people in need, or add ADU's as a compromise instead of mass multiunit housing. Please honor the uniqueness and integrity of every single Minneapolis neighborhood! Do not do mass upzoning!!!

We retired to Minneapolis, our childhood home, from rural men. Our small bungalow and little yard are just perfect for us. Many people are looking for similar situation. Rethink this plan!

Please start listening to residents and not just push agendas through like with the bike lane fiasco in Minneapolis which is wreaking havoc in traffic and that aren't used very much. I grew up in Minneapolis and yes cities change but it's becoming a place where only the wealthy and poor can live. The middle class is being pushed out through poor city governance.

It is obvious that the city planners and the city council members do not live in the West Calhoun neighborhood. If they did, the 2040 plan for the north west section of West Calhoun would not be in the form that it is today and it would not have been approved by the city council.
The 2040 plan for the West Calhoun neighborhood, especially for the area of Calhoun Square, Calhoun Village, W. 32nd St., Ivy Lane., Zenith Ave. S., Lake Street, Excelsior Blvd., and the Bader Towers apartment area, is a very detrimental plan for the neighborhood. The plan as it now stands makes this small area totally unlivable.
The plan as it is today shows nothing but wall to wall high rises, up to 33 stories high, and wall to wall concrete for the entire area. I see no greenery other than along the lake and the greenway. There are no shops or restaurants shown. The plan states that there will not be adequate parking for the tenants of the buildings. The buildings are not set back from the streets. There are no trees and no greenery except a couple of bushes.
I would be in favor of building attractive low rise apartment buildings (4-5 stories maximum) that incorporate shops and restaurants on the ground level of every building and that contained adequate underground parking for all residents in the buildings. I specify “attractive” buildings because the last apartment building that was constructed at 3118 W Lake St. is an ugly monstrosity that looks cheap and detracts from the entire neighborhood. The area also needs green space around the buildings and trees lining the streets on both sides and down the center of the streets.
However, the 2040 plan for this area shows multiple high rises (up to 33 stories) filling every conceivable spot of land. All of these tall buildings will make the area unlivable, will create wind tunnels, and will destroy greenery, views, and privacy. The wall to wall cement will increase the heat index for this area. It is a cherished community of families, small, young, old, single, LGBT, different races, different economic status, different nationalities, dog-owners, cat-owners, etc.! Please don't change our zoning on 1st Ave South, why are you trying to fix something that isn't broken?!
