Re: Objection to Application of 22 Liam Properties LLC aka 22 Liam Kings Point LLC for Subdivision of 275 Kings Point Road

We, the undersigned residents of Kings Point, respectfully but strongly oppose the proposed subdivision of the property located at 275 Kings Point Road into ten (10) buildable lots. The proposed development raises serious concerns that, in our view, justify denial of the application as currently presented.

Our objections include, but are not limited to, the following:

  1. Traffic and Public Safety Concerns
    The existing roadway is narrow and ill-suited to accommodate the significant increase in vehicular traffic generated by ten additional residences. The proposed cul-de-sacs off Gatsby Lane would further exacerbate congestion and create unsafe conditions for pedestrians, residents, and emergency vehicles.
  2. Impact on Neighborhood Character and Quality of Life
    Our neighborhood is valued for its quiet, low-density residential character. The proposed subdivision would materially disrupt the peace and tranquility of the area, alter its established aesthetic, and negatively affect residents’ enjoyment of their homes.
  3. Strain on Infrastructure and Municipal Services
    The addition of ten new homes may overburden existing infrastructure and essential services, including water supply, sewer capacity, and emergency response access, particularly given the limitations of the surrounding roadways.
  4. Procedural and Disclosure Concerns
    Public notice indicates that the applicant is currently “in contract” to purchase the property, raising concerns regarding the speculative nature of the application. We respectfully request full transparency regarding ownership, financing, environmental conditions, and any required impact studies prior to consideration of approval.

Request to the Planning Board

For the reasons stated above, we respectfully request that the Planning Board:

  • Deny the subdivision application in its current form;
  • Require a comprehensive traffic impact study and any necessary mitigation measures;
  • Ensure strict compliance with all applicable zoning, planning, and environmental regulations to safeguard public safety and neighborhood character.

We further request to be notified of all future hearings, deliberations, or decisions concerning this application.
