Hello,
I appreciate your effort in dealing with this issue; here are my suggestions:
1.balcony repair : this is an eligible capital expenditure, so most likely Ranee will be successful in claiming this expense
2.roof work : I am not aware about any major roof work done in the period specified ; this may fall in routine maintenance and may not qualify as capital expenditure , unless the whole roof was replaced. We may have a point here to eliminate this expense.
3.elevator work : this is an eligible capital expenditure, so most likely Ranee will be successful in claiming this expense ; however this may not fall in the period specified (June 1st, 2016-Dec1st, 2017). From what I remember, the elevator work was done before June 1st, 2016 (but I may be wrong). If the work done doesn't fall in the period specified, we may ask to eliminate this expense
4.walkway to parking garage work : this is an eligible capital expenditure, so most likely Ranee will be successful in claiming this expense ; again to double check if the work was done in the period specified ((June 1st, 2016-Dec1st, 2017) . If the work done doesn't fall in the period specified, we may ask to eliminate this expense
5. electrical repairs : this IS NOT AN ELEGIBLE CAPITAL EXPEDITURE . Definition of capital expenditure : "A capital expenditure is an amount that was spent for an extraordinary or significant renovation, repair, replacement or new addition that has an expected benefit of at least five years. It does not however; include: routine or ordinary work, regular maintenance work". De only electrical work performed was installation of individual HYDRO meters for each and every apartment (this is for Ranee benefit ONLY and is paid by new tenants who will have to pay HYDRO separately) and lighting in the parking lot, which was supposed to be functional to begin with , so the work would have been only to replace the bulbs or fixtures, no other majo

This is getting to a point where people lives are affected. There are people that have been living in this building for many years and are currently on a fixed income, these ridiculous increases create hardships for them.
Ranee management is claiming that these buildings include ''luxury'' renovated suites, yet the building itself is FALLING APART.
If we pay these increases for our safety, then I expect SAFETY. The side doors from 1840 are always broken (anyone can walk in the building), homeless people slept in our staircase ... how is that safe?????? If the doors aren't open (unable to be locked). They are jammed to a point where people can't open them -- ridiculous yet again.
Also, the buildings are filthy, the access to the underground parking is questionable, also the exiting stairs of the parking lot - are disgusting - there are full of garbage including bottle filled with urine.
Also, the management advertises that the buildings are ''protected'' by a security company, I, personally have NEVER seen a security guard on these premises.
This might not be directly relevant to the building itself, but the management should take a better look at people parking without paying!!!!! They might get some additional revenue if they enforce the parking situation, since they are so money hungry.

I do not agree with Renee's rent increase due to inflated price application on item such as: landscaping, elevator ,electrical maintenance, paving expenses, incomplete work, balcony work incomplete for workmanship.
