the problem is the people who live here. my neighbors are so lazy they don;t take garbage to the dumpster. my son cant go outside because the men in my building have sex in the parking lot its disgusteen. the maintenance guy gets yelled at with cussing by my other neighbor while he is picking up the stuff they threw in the parking lot. total pigs these people.the realtor don't care and the owner lives in another country so nobody wants to help me. this place need to be family only.

This place is starting to make Pine Hills look good. Poorly managed and maintained with little to no amenities.

1.) not enough lighting throughout community at night
2.) fences are falling down into the sidewalks.
3.) when it rains some buildings experience flooding right up to the door step, need a drainage system
4.) mailboxes are broken and have been broken into on numerous occasions
5.) the flooring on the stairs in the building have been ripped off
6.)the dumpster should be emptied out more often or get a larger container to accommodate the residents needs
7.) the roads are filled with potholes
8.) my upstairs neighbor has been having a leak that's causing my ceiling to come down, super dangerous when you have toddlers in the space, no one seems to care.
9.) palm tree branches are over hanging into sidewalks
10.) as a new resident, I asked the management for a key to pool and laundry 3 times. I still don't have a key.
The list can really go on and on.

Management is a big Issue on this complex. We as owners don't have a say because there is no owners board in place, the board consist of a receiver (Pamela Flack) and the manager (Sandy Rathbun).
We as owners have to get together to request a board to make all of these decisions instead of them. I've asked Fran and Sandy on several occasions to pick up the trash in the back of the neighborhood by the whole in the fence, around the bushes and in the alleyways. Despite my attempts to bring these issues to maintence and property management and despite everyone's attempts to resolve these issues they continue to go unresolved.

Nothing will get done Until:
Residents you need to contact your realty agent to be put in contact with your Condo Owner voicing your issues and problems in writing and verbally with them. Even asking your owner if he/she can in writing give you permission to act on their behalf at HOA board meetings (residents who lease can attend but are not given any time or opportunity to speak.)
Once there is a majority of owners/residents (approved to speak for owners) to out vote the two person board (one person even holds two titles on the board) a special board election date can be set and those owners/residents can legally vote in a whole new HOA board of people. Who live here that can properly and financially do the job. You then motion for the board members to vote on disbanding the currupt HOA until a board of community residents can be established completely overhauling the previous HOA.
SENTRY MANAGEMENT MUST BE FIRED FROM MANAGING METRO
The maintenance crew who are far too old and cranky to properly do their job, who don't even live here & who are unable to civilly work with owners and residents to get things done must be replaced
The gate fixed and operating
Hire a security guard that would live here
The clubhouse open to residents 9-5pm
And other issues rectified immediately
Simply creating a petition, while it may get their attention, would only create backlash from the HOA resulting in realtors told not to resign leases for those signing said petition
#Justsaying if your going to do this, do it right.
Complain verbally & in writing to your realty agent & owners every time you pay your rent.
Contact channel 9 news getting them to investigate the corrupt HOA effectively putting them on notice that all residents living here stand as 1 voice. Not just a select few. And they are not happy and demand change happen top to bottom.
Document all areas where slip & falls and other security issues could take place and contacting a lawye

I am so tired of the disarray this community has been spiraling into over the past 5 years I have rented here. People just throwing their furniture in a trash compactor and breaking it over and over again. Cars being broken into, gunfire surrounding our building by neighborhood hooligans. The maintenence people are some of the rudest I've ever met. What on earth do our extensively large monthly HOA fees go towards? I am afraid for this supposed to be heavy hurricane season as I live in the back of the complex and my SUV barely makes it through the deep flooding of the back corners to get in and out of my condo. This last year has pushed us to the brink of moving out!

I've lived in this complex for 10 years and every year since moving in residents everyday life has decreased in enjoyment, happiness, maintenance & security.
What has happened in
10years at METRO:
•Ended the employment of a much needed security guard.
•5 pieces of gym equipment removed. Inoperable tv never fixed and finally removed, Blinds removed, entrance & bathroom floors replaces that didn't require it. Mirrors-toilet paper roll dispensers-hand paper dispensers all removed & not replaced.
•Over three years 3 residents were arrested after their condo was raided by police/swat/ATF for making/selling drugs.
•New Roofs on 11 of 19 buildings
•Sealing of all vehicle roadways and parking lots, Resurfacing two parking lots instead of the whole complex which 3 years later has resulted in bigger holes & the back south corner drive completely flooding for days.
•A young girl was assaulted by a guy she was in/out of a relationship with from Conway Club.
•Fence installed on entire north side of complex replacing the old wooden fence that our neighbors at Conway Club continually tore down to trespass and commit vandalism & auto break-ins.
•The sand volleyball court continues to go unused by residents but that hasn't stopped the cats (which a few residents can't help themselves from feeding) from turning it into their litter box. DO NOT let your children play in there. 90% of the time there isn't even a volleyball net.
•A gentlemen was murdered- being stabbed a dozen times by his 17yo boyfriend who then stole his vehicle
•An armed gunman was arrested in a domestic violence incident.
•Patio fences were painted grey/blue to show which units were in foreclosure.
•Banks turned abandon/empty condos over to the HOA for leasing/management while in the foreclosure process. The HOA then continued to lease these units out at avg rental price not having to pay the bank but keeping the money and when sold billed the new owners for unpaid fees n such.
•Pool was closed

This is absolutely ridiculous to close a pool in the middle of summer just to retire and resurface and to have only a couple of people doing the work on a large job!!!!!!

Supposedly, the system goes back to an Owner board, putting the owners back in charge of the Association, not the Association in charge of the Owners! That is the real problem here, they don't live here, or visit here regularly enough. And the Maintenance crew, as you have all witnessed, is an absolute joke, and terribly rude to the residents, and Owner, tenants!
