I can't believe the developer purchased this asset without some idea he had a good chance of getting these zoning changes approved. If not, then he took a healthy risk. Either way, I have yet to hear a good reason to change current zoning at all.

As an HP grad, I drove through this intersection every day for two years during high school. Morning and afternoon traffic was always a mess. If the increase in traffic reported by the study is correct, SMU and HS drivers will find the path of least resistance and cut down alley ways and side streets. Everyone avoids Lovers at this time of day because of the school zones and congested traffic. Keep this project within the limits of the neighborhood.

The developer should provide, and the City and City Council should require, a good reason and public benefit for any increase in the current PD zoning limits. So far I have seen none. Please respect the current limits or provide a good reason for changing them.

I love the idea of the green space park! It would add so much to Snider Plaza and area. I also think the reflective
glass would not blend with architecture of SMU and Snider Plaza. Could we have some brick or stone and dark glass instead??

The building from prior rendering to this current rendering, the developer has gone from 127' to 106'. Current building on that lot is 60'. I agree his limit should be 60' plus 10' for HVAC services. Smaller building = less cars.
Put parking entrances on Hillcrest and on Daniel - NONE on Haynie. Put trash services and deliveries on Hillcrest or Hillcrest/Haynie corner behind privacy facade which matches building. This satisfies the home owner's requirements of not dealing with noise pollution, light pollution and keeps Haynie a residential street.
Subterranean parking garage and grade level park: CUP has $15 million in a fund that can ONLY be used for parks.
What if CUP used portion of this fund to pay the difference for what it would cost Strode Development to build the current parking garage rendering versus a totally subterranean garage and then put a park on top at grade level? Can CUP citizens vote on the use of this fund? This would be a win-win. The money would still be going into a park albeit underneath it; everyone gets to enjoy a greenbelt park; the underground parking; and Strode Development would still be in budget on the proposed parking garage. The only caveat would be ongoing maintenance of the ENLARGED forced air system to remove exhaust fumes. The current rendering will have a partial requirement for this anyway.
A huge unforeseen bonus to the future Class A tenants would be a much better view overlooking a greenbelt park instead a sea of scattered cars on an above ground parking garage (yuk!). No one is even thinking about the view from the proposed building looking out over the surrounding neighborhood. Aesthetically, it would make for a better experience for the Class A tenants who will be paying premium for office space.

Even with design changes made to the proposal it will still generate far too much traffic. There should be a limit to the SF allowed for restaurants that generate a greater # of daily trips. The parking should be entirely below grade and there should not be garage access on Haynie.
