This zoning bylaw is ridiculous. Firstly, these structures are being built in locations were traffic is already heavy. Secondly, only the foundation is made of concrete. The rest of the structure is made of wood. There are 8 units in the structure close to us (140 Street, 123A Avenue). If one unit catches fire for some reason, the rest of the structure will go up in flames. What about the safety of the single family dwellings around this one when it starts burning? Once this structure has burnt down 8 families will have lost their homes and will have to relocate. This kind of zoning has to stop.

The current trajectory of infills etc… are irresponsible, expensive thus NOT meeting the houseless crisis but lining the developer’s pocket. Additional to this, food sovereignty is being diminished, multi family lifestyle is being eliminated, and for older people who want their independence, taking away bungalows (minimal steps and bedrooms, kitchen, bathroom, and living room are on the same floor) with land for gardens,
(Gardens provide exercise) takes away the ability for those who physically can not do all the stairs but can maintain independence. Finally, the old growth of established trees and foliage are being destroyed in the yards as the clearing occurs and the trees that line the streets have their roots interconnected broken. Seriously the city owns old townhouses where there is ample space to be rebuilt.

Property beside me and kitty-corner have been sold. Next door is planned for an 8 unit three story building The property kitty-corner could have a ten unit building. Parking and extra traffic would be horrific.

They built an 8 plex next door and it is very ugly. Everyone who walks by and stops to chat agrees. Not one person in the last year has made a positive comment about this infill. Parking is now being fought over, police have had to intervene. It is not affordable, a tiny basement studio apartment is $1450/month. The 3 bedroom upstairs is $2400/month. The people moving in are multiple family. I counted 10 people in one unit. I's a very small 3 bedroom unit with no basement. Furthermore, each basement studio has one car and each upstairs unit has two cars. That's 12 cars with on-site parking for 3.

One of the first 8 plexes was built next door to us mid street. During construction there were over 50 complaints regarding safety and bylaws being breached. The city did not issue any fines, but actually protected the developer. Police, bylaw enforcement, and peace officers refused to penalize the workers and/or the developer. It became very obvious the city was instructing enforcement to NOT penalize. To date there are still many issues unresolved and the enforcement is still protecting this property by refusing to properly investigate legitimate complaints.

We strongly disagree with i fills in our neighborhood. There is not enough parking as it is. Also we always have issues with the sewer drainage and it will be 100 times worse!
