Hello fellow Moab Citizens!

Please consider reading the following info concerning Moab City's recent passing of the high density overlay PAD in R-3.

I would like the City to consider innovative alternatives for creating affordable housing without converting Historic Downtown Neighborhoods into apartments and parking lots. A PAD allows for 40 units per acre with only 5% required greenscape. That would turn 95% of any current R-3 lot into rooftops and parking lots. Previously R-3 allowed for 21 per acre. R-4 allows 24 units per acre.

I recognise the need for creating affordable housing. I also recognise the need to preserve living greenscape for reducing carbon emissions and providing food security.

There are currently 700 units slated for development under the affordable housing category independent from a PAD designation in R-3. With more innovative out of the box thinking we could cherish greenspace and provide affordable housing.

I encourage you to visit https://groupbuilding.net/category/density/ for innovative designs that provide density while preserving greenspace. I am in favor of smart planning that honors mother nature. These concepts need to be addressed before passing a PAD in any zone.

Many of our city council pledged transparency as their platform to get voted. Did you you know the City did not post their intent to vote on the PAD for R-3 on their May 14th City Council agenda? Did you know that there was no prior posting of the intent to discuss the PAD in R-3 for public input? If we do nothing to make our government accountable they will continue to abuse their positions of power.
