We, the homeowners of this community, are requesting immediate consideration and action to install secure access control on all outdoor recreational amenities, including:

* Pickleball courts

* Tennis courts

* Basketball court

* Open soccer/multi-use field

Why This Petition Is Necessary

These amenities, while valuable to residents, are currently being constructed on the outside perimeter of our neighborhood, directly on Wellness Way, a major through-road that will soon include commercial retail, increased traffic, and public foot traffic.

This location makes the amenities extremely vulnerable to non-residents entering, using, and occupying the facilities, despite contributing nothing to the significant costs that homeowners pay, including:

* HOA dues

* CDD fees

* MSTU

* Higher property taxes associated with this community

Without access control—such as key fobs, coded gates, or secured entry points—our community is exposed to:

▪ Unrestricted public use of resident-funded amenities

Amenities that residents pay for become open recreational spaces for anyone passing by.

▪ Increased wear, damage, and misuse of property

Higher maintenance costs fall back on homeowners.

▪ Significant safety concerns

Including the risk of recreational equipment entering Wellness Way.
If a basketball or soccer ball rolls onto the main road and someone is injured, the liability falls on the community.

▪ Potential legal exposure if a non-resident is injured on our amenities

This could result in costly claims affecting all residents.

▪ Reduced property value and diminished quality of life for homeowners

Amenities without proper security are viewed as less exclusive, less safe, and less desirable.

As homeowners and stakeholders, we are stronger together.
With unified support, we ask Lennar and our governing boards to take proactive action now to:

  • Protect residents
  • Secure our investment
  • Prevent unnecessary liability
  • Maintain the safety and value of our community

We urge leadership to prioritize access control for the welfare of all residents.
