- The 1.7 acre parcel which borders the homes on the north side of our street, between Clementstone and the Glenridge Connector, is zoned Office and Institutional (O/I). It has been completely ignored by the Sandy Springs Next 10 Plan, as if it doesn't exist.
- The Ronald McDonald House occupies two acres on the corner of the Glenridge Connector, Peachtree Dunwoody and Clementstone and has a sign identifying itself on our street (which is illuminated at night). This parcel has already been placed within the Medical Center designation of the Sandy Springs Next 10 Plan.
- Our street faces the entrance to an apartment complex that has 296 apartments on 13 acres (23 units per acre) with no transitional zoning buffer to the homes it borders on Kingston Drive.
- Competing with traffic coming out of the apartment complex which faces our street, it is very difficult at times for us to make a left turn onto Peachtree Dunwoody.
- To the west we abutt a subdivision which has homes on .275 acre lots, yet any redevelopment opportunities on our street would be relegated to homes on 1 acre lots.
- Three of the eight homes on our street are vacant, plus there is a vacant lot.
- That leaves four owner-occupied homes on the street and one rental property.
- We've had problems on the north side of our street with storm water runoff from the medical community for years.
- While the proposed land use plan has us as part of a "Protected Neighborhood", based on the development allowed on three sides of us, it's clear that our street has not been "Protected".
- We would encourage a continued look at our street and consideration for redevelopment of it, in conjunction with the vacant 1.7 acre parcel between our street and the Glenridge Connector.
- This redevelopment would have ingress and egress through the current signal controlled intersection at the Glenridge Connector and Meridian Mark Road. Once this was in place then ingress and egress to Clementstone Drive would be limited to right turns only.
- These proposed changes would also allow the shuttle bus and guests of the Ronald McDonald House to have a safe route, through a signal controlled intersection, to go from their property to the hospital. Since currently their only access is via a driveway, barely south of the busy intersection of Glenridge Connector and Peachtree Dunwoody, this would seem to be a major improvement.
- We want to be clear that it is our desire for any plan of redevelopment of Clementstone Drive to include quality residential properties serving as a buffer and offering protection of the property values of our neighbors south of us on West Kingston Drive. We do not wish to see a repeat of what happened to the homeowners on Kingston Drive when the 296 unit apartment complex was allowed to be built with no transitional zoning.
