We are looking to remove ALL of the representatives from the current HOA Board, and in turn elect new HOA Board officials for our community. This will ensure that the neighborhood as a whole can start seeing positive change and results.

Please see excerpt below from our Covenant/Bylaws:

"Section 5. Removal of Directors_ Upon the termination of the Class "B Membership, at any regular or special meeting of the Association duly called, any one or more of the Members of the Board of Directors may be removed, with or without cause, by a majority of the Members authorized to vote for directors and a successor may then and there be elected to fill the vacancy thus created. A Director whose removal has been proposed shall be given at least ten (10) days notice of the calling of the meeting and the purpose thereof and shall be given an opportunity to be heard at the meeting."

Dear Sentry Management & HOA Board of Directors,

Attached is a petition to overturn ALL HOA Board members and have a re-vote to elect new officials within the next 30 days of this letter.

Upon reviewing our neighborhood's Bylaws, it states in Article III, Section 5:Section 5: Removal of Directors. Upon termination of the Class “B Membership, at any regular or special meetings of the Association duly called, any one or more of the Members ofthe Board of Directors may be removed, with or without cause, by the majority of the Members authorized to vote for directors and a successor may then and there be elected to fill the vacancy this created. A Director whose removal has been proposed shall be given at least ten (10) days’ notice of the calling of the meeting and the purpose thereof and shall be given an opportunity to be heard at the meeting.

A significant number of homeowners within our community have expressed grave concerns over the conduct and performance of the current Homeowners Association Board and Sentry Management.

Our community has been plagued by widespread patterns of neglect, breaches of our bylaws and covenants, and a lack of responsiveness. This has unfortunately become more of a standard practice than an anomaly. The issues our residents grapple with are numerous and varied. These include infractions involving commercial vehicles not parked in the garage, tractor trailers, unsecured trash cans not concealed from view, unsecured basketball stands, outdated carswithout current tags, homes turned into rental rooms. Furthermore, the presence of cars parked on the streets is causing obstructions, impeding the flow of traffic and making it challenging toexecute turns. Other issues include poorly maintained detention and retention ponds, and a lack of response to emails by both the board and the management company. The board appears to be demonstrating a narrow perspective, with an undue emphasis on speed bump campaigns, while other matters of equal importance are being neglected. One of the homeowners was granted permission to erect a sign on communal property advocating for a speed bump campaign, and another homeowner was allowed to paint their driveway gray, a decision that stands in contrast to the established community standards.

Compounding this frustration is the fact that homeowners have been compelled to report violations to Henry County, steps that should not be necessary given that these issues fall squarely within Sentry Management's remit. The lack of responsiveness and efficiency from Sentry Management, our supposed property management company, has led to an undesirable situation wherein the county has had to step in to address these problems.

There is a growing consensus among homeowners that a shift in property management is overdue. The prolonged tenure of Sentry Management appears to have bred a sense ofcomplacency, and the board's lack of adequate governance is adding to the discontent.

Furthermore, there has been disrespectful behavior on our community Facebook page. Homeowners are brushed off and silenced when they raise questions or express concerns about the community. It is disconcerting that board members respond to these inquiries only to closeoff the comment section, sending a clear message that homeowners' voices are not valued. There was an incident where a board member inappropriately used Facebook as a platform to accuse some of the community of failing to meet their assessment payments. This kind of behavior from board members is not only inappropriate, but it also intensifies the existing divisions within the community. This is a troubling depiction of leadership, and not representative of the fair and respectful dialogue that should be fostered within our community.

The blanket statements encouraging us to "follow the process" are seen as a catchall brush-off rather than a genuine effort to address issues. We understand and respect the need for procedure, but the process cannot and should not supersede the interests and rights of the people it is designed to protect.

Equally troubling are the issues regarding the unchecked increase in rental properties despite multiple requests for a cap. This will result in the depreciation of property values, and will significantly alter the fabric of our community.

Unfortunately, our hopes of having our interests advocated for by new homeowners on the board have been met with silence, further exacerbating the sense of neglect and frustration.

Additionally, there is substantial dissatisfaction with the process by which the Board's leadership hierarchy is determined. It was not communicated clearly to homeowners that the Board decides who assumes the role of president. We believe this process lacks transparency and community involvement. As such, we want to revisit this covenant. Future elections should allow the community to not only elect board members but also have a say in the hierarchy of the Board, ensuring that the individuals they trust are placed in positions of leadership.

The homeowners believe it is time to recalibrate the direction our community is heading. We firmly believe that we can, and should, do better.

In light of these concerns, we hereby formally request the initiation of a new election process to select a new HOA Board. We have faith that a newly elected board will bring about the much-needed positive change and help restore the sense of unity within our community.
