Preserve Westdale

I ask that the City and the developer please consider the following: a) reduce the height of the proposed development to a maximum of 3 storeys to keep with the character of the neighbourhood. b) allow families and non-students to rent within the building, rather than designate it as a student rental. c) decrease the building footprint to accommodate more onsite parking. If the above changes are unacceptable to the developer from an investment standpoint, I ask him/her to consider moving this development to Main Street to capitalize on the future LRT line, and more importantly, to maintain the character of our Westdale community.

While mixed use developments along arterial streets are needed/valued, a 3-storey development is what is suited for this location, nothing more. A development that is 6-storeys (plus utilities on the top, making it effectively 7) is WAY too big for this site, and is much more suited to Main St. near Longwood or Main St. near McMaster/Cootes Drive, etc. The LRT is a red herring in this case, as the LRT will not pass anywhere close to this location on King (it will be running on Main St in Westdale). Parking is certainly an issue, especially given the nature of the proposed tenants; the proposal is for individuals (students) to be sharing units with others. Each individual may want/have a car and there simply isn't enough parking. If the units were designed for families (i.e. a 3 bedroom unit for one family) there is a chance that each unit would want/have a car, not three.

Westdale density should not change along the LRT corridor. Three or four stories should be the maximum height. Not 6, 18 or 22 stories. One parking spot should be dedicated to each tenant or unit, none of this student housing with no parking. They have parents and friends visiting where do they park?

I protest this rezoning measure by the city and have major concerns of parking, safety and the integrity of our community.

There is no justification for allowing these substantial variances. The zoning by-laws are in place to protect the unique and special character of this community. Don't allow the variances!

I doubt anyone in Ancaster would allow this type of structure to be built in their backyard. We have been quite happy to see the student housing in our neighbourhood convert back to single family homes. I don't think that htis housing will be required for students when Mac builds its new residence.

The scale of the proposed structure is completely inappropriate to this location and to the neighbourhood generally and seriously damaging for the existing houses at that end of Paradise Rd.

Westdale is the only low rise space in the city and this is too close to a totally residential area

We have resided on Glen road for over 35 years and in our opinion this development will destroy the village we live in and will open the door for more high rise developments. We wish to keep Westdale our quaint little village.

This development is right in the centre of a residential area. Please, lets us preserve the beauty of this area. so close to conservation parks, young children & families, along with our "Small Town" feeling that we all work so hard to hang on to and respect.

Too much volume for this community . Will cause traffic congestion in an area already busy with pedestrian and vehicle traffic. Road system cannot handle overuse. Will create a lot more noise in a nice, established family residence. This is not the location for a high density residence As a resident of Westdale I STRONGLY APPOSE

Please limit this building to 3 stories to preserve the charm and character of Westdale!

The 3 storey limit is sensible for so many reasons. Please, dear City of Hamilton council & developers, honour it and preserve the unique, family-friendly feel of Westdale.

A building of this size will threaten the special character of the neighbourhood.
