Petition to STOP Development at the Regal Cinema Property

The last think we need is additional apartments.

This property is currently zoned B-3 which is Regional Shopping. It should NOT be rezoned R-6 which is Multiple Family Residential.

Dear Village Leadership - Deer Park and Lake Zurich I am writing to formally express my opposition to the proposed development project in our community. As a resident of Deer Park, I believe this project contradicts the Village of Lake Zurich’s mission statement, which emphasizes exceptional municipal services, strategic planning, fiscal responsibility, transparency, and improving the quality of life for all stakeholders. Environmental Impact: The destruction of valuable green space not only undermines our community’s commitment to sustainability but also poses long-term risks to our environmental health. The current retention pond and wooded area are already inadequate for managing stormwater runoff, and the proposal to add more concrete and asphalt will exacerbate this issue. Increased runoff during heavy rains will lead to localized flooding, damaging properties and reducing the usability of land for all nearby residents, including those in Chapel Hill. Infrastructure Strain: Our stormwater systems are currently overburdened and ill-equipped to handle additional runoff. This will lead to further flooding in our backyards, posing a risk of property damage and a decrease in home values. The potential for increased traffic congestion and overcrowding in our schools threatens to undermine the very municipal services that define our community’s quality of life. Community Character: The scale and design of the proposed development would disrupt the peaceful residential nature of our neighborhoods, prioritizing short-term financial gains over the long-term health and integrity of our community. Given these concerns, I urge Village leadership to honor its mission by prioritizing strategic, transparent, and community-centered development that genuinely enhances our quality of life. It will be great to see this area continue to support the community with recreational and entrainment use. A multipurpose of business and residential may be more appropriate. Overall a development plan that includes more businesses that provide for the community is what current residents need. Let’s work on more solutions to keep our residents close to home.

This multi-use housing units will completely destroy the community's character. Homes surround this area are beautiful homes sitting on 1 acre lots. We should not be surround by essentially apartment buildings in an area that was zoned for commercial use. Strongly oppose!!

Oppose the destuction of valuable forested area. This is a commercial area and should stay commercial. Also will increase traffic congestion and put strain on our schools which are already at capacity.

The proposal says the development will be "consistent with the aesthetic of the surrounding community." Deer Park is literally the surrounding community, and this proposal (eight 3-story buildings and a fast-food restaurant) is not at all consistent with that aesthetic. This matters because the majority of the proposed buildings are much closer to the Deer Park community than to Rand Road. It's simply too much development to squeeze into a 20-acre site.

Don’t want

The =retention pond and wooded area currently in place cannot safely handle rain water and runoff several times a year, with significant land flooding and damage occurring on a regular basis. Removing that and adding more concrete, asphalt and structure will only aggravate an already dangerous situation. This should not be done, and anything similar to the proposed changes in this plan should have a full environmental impact and hydraulic engineering study performed and presented.

The Village Board and Zoning Board of Deer Park should be personally involved with the discussions with the Lake Zurich Board to understand the entire impact on our community.

Chapel hill resident and against such developments

Concern about additional noise and traffic level & potential crime as well as additional environmental pollution into the storm water management ponds that our subdivisions directly depend on for underground well water. Also, this will significantly disrupt the local habitat of the unique owls and hawks as well as other wild animals in the ponds area.

Really concerned about flooding. Some of the area they are building over is designated as wetlands.

Low income housing, increased crime, increased education burden, increased stormwater run off to name a few… l think we’ve been warned about this for the past 6 months?!??!!

I am against this project because of these reasons: Increased runoff of stormwater during heavy rains. Overburdened stormwater systems: the current stormwater infrastructure is not equipped to handle the current runoff so additional runoff water will accumulate and cause more localized flooding in our backyards. Increased flooding could negatively affect all nearby properties, including Chapel Hill, leading to property damage, loss of useable land, and reduced home values. Please reconsider. thanks

I am against this proposal as it would result in significant impact to natural forested area and wildlife, school operations and performance, traffic safety, and other community resources that would be better utilized elsewhere. I am concerned the Village does not have solutions prepared for these impact, therefore the board should not approved this proposal and rezone.

We do not support this proposed project for a variety of reasons. Traffic, school crowding, and lack of desire for this proposed complex.
