We ask the Cobb County Planning Commission to recommend denial of Petition Z-24-2021, which seeks to rezone 25.95 acres currently zoned R20 to R15 for the following reasons:


  • Three of the four subdivisions abutting this site are currently zoned R20--Cheatham Springs, NobRidge, and Ellis Preserve. Only one R-15 development is near the proposed site (Arbor Forest).
  • Petition Z-24 calls for only one ingress/egress road from the proposed development--Winding Creek Lane, the residential road of R-20 Cheatham Springs. Said Petition clearly states that TWO residential subdivision roads intersect with the subject property--both Winding Creek Lane AND Arbor Forest Drive of R15 Arbor Forest. The Developer wants all traffic from the property to stream only through R20 Cheatham Springs, which has only one outlet,with no turn lanes, onto John Ward Road. Arbor Forest Drive, being R15, should be used instead.
  • Funneling an estimated 60 cars per day (or 120 trips) creates an unacceptable and inequitable burden on the residents and roads of Cheatham Springs subdivision.
  • Cheatham Springs subdivision would be unfairly burdened by not only increased traffic, but all of the noise, dust, disturbance and inconvenience of ALL construction and land disturbance vehicles and equipment traversing its road during development. Granting the rezoning Petition will have a deleterious effect on the area's quality of life, property values, local infrastructure, storm water drainage, traffic congestion, and already overcrowded public schools. Furthermore, we request that the Cobb County Board of Commissioners deny said Petition Z-24 as well.
