We the undersigned residents, families, and homeowners of Miralago Estates, Town Parc, and Cascata, hereby petition LENNAR to rectify unsatisfactory and substandard conditions of our clubhouses and amenities.


Over the past several years, starting well before the COVID-19 pandemic, and continuing through the recent opening of the Cascata clubhouse, we have come to observe and experience an unacceptable deterioration in the quality of the facilities and amenities.

With regards to regular maintenance, we have regularly found the bathroom facilities, water fountains, and pool areas unclean - frequently from the beginning of a given day and throughout the day.

With regards to long term issues, leaks and water intrusion damage to the clubhouse structure have been observed, including well founded concerns of dangerous mold conditions posing a health risk to our families. The Miralago pool has extensive visible underwater cracking. The recently opened Cascata lap pool was observed to be dirty and not heated. The Miralago swimming pool and deck have inexcusably become a living and breeding ground for racoons. Damaged conditions to gym equipment, the splash pool areas, the playgrounds/tennis courts, and pool gate are generally not addressed in a timely manner if at all. The saunas remain inoperable.

The condition of these Lennar operated amenities have been allowed to fester and deteriorate, and Lennar has by its actions and words demonstrated a lack of transparency.

While the onset of the COVID pandemic justified initial facility closures for several months, the continued reduced reopening 7am to 8pm schedule for the gyms and pools are not in line with other surrounding clubhouses which are reportedly back on full schedule which should be from 6am to 10pm. Saunas, steam rooms, billiards, and showers all remain closed. Reservations for the pool and gym are limited to one hour per homeowner.

While operating expenses went down, our dues (except for a temporary $35.00 two month discount) have now permanently been increased by $60.00 per month (net annual $720.00 per household increase) despite the addition of approximately 500 dues paying Cascata residences.

We, the families that live in Miralago Estates, Town Parc, and Cascata have unfortunately concluded that LENNAR is not paying attention to the conditions at our facilities and clubhouses, and we are requesting that these grievances be addressed to restore our amenities to the high standard consistent with that which LENNAR expects and has represented for this wonderful community.
